New landlord will not allow me to mail rent, and she expects me to coordinate a time to be home every 1st.?
She stated she will stop by on the first of each month; I informed her this was unacceptable and that even trying to schedule a time for her to come each first of the month is too stringent. Am I being unreasonable? She will not accept checks; can I deduct money order cost? I want to just mail it, but feel I will have to call her to ensure receipt because of the way she is acting and her lease speaks of late-fee clause after five day grace. I am trying to get her to install a drop box or something.

Thanks for all responses. I just wanted to get a feel from others in order to gauge whether my reaction to her expectations is/isn't reasonable. I still believe coordinating my schedule to fit hers, though I understand her having bills and not wanting to watch the mail for rent, is an inconvenience. Use University credit union and money orders aren't free. I am in a year long lease but will move in 11 months; neighborhood too congested and she has habit of "dropping by". Other day she did so in order for me to fill something out for her. Call me....and not at the end of each month for a coordination of 1st month rent collection. I value my privacy/time away from work. No....her providing me a place to live doesn't obligate my being home for her to get rent. Just needed to vent. Thanks guys. Hi new landlord: I live in chicago, although some rental laws are the same across the board, I would check with your local tenant group. The landlord seems unreasonable and Im not sure it's enforceable to have you be home every month on the first to collect rent. I would challenge this in a positive manner if you can. It is true that rent is due on the 1st, grace period to the 5th, but it is up to the landlord if she will accept checks, cash, money orders so you may be at a loss on this one, further I do not believe the expense of money orders can be billed to landlord. The landlord by law is required to supply you with a mailing address, among other things, however if you choose to mail it based on your concern, you should use the post office's certificate of mailing receipt, $0.55 last time I had to use it. The landlord wont know you have done this, but anything delivered by the post office is legally binding when tracked in this way. I would try to get her to install the drop box which I think would be the best route to go in your situation, since she is visiting the property anyway. Good luck.

It used to be a quaint but effective practice for urban landlords to stop by each of their properties on the 1st, usually after work, to pick up the rent. I still know some who do this as it gives them a chance to nip problems in the bud like unauthorized guests, pets, stuff broken or the unit not being properly maintained.
The meaning of rent is due on the 1st means - cash (or its equivalent) in the LL's hand , all of it, it does not mean that it is the day that the check goes in the mail.
Something that I've seen some smart LLs do is to offer a small discount for rent received early even 5 or 10 dollars is more than enough to defray the costs of a money order and addional cost of more secure postage.
We had a problem with grace periods and late fees as tenants then consider the rent only late if it is after the grace period, then they start figuring the true cost of the rental as the rent plus the late fee, and the rent as only really being due
on the last day of the demand notice.

if you have a lease it should state in the lease when and where rent should go, if it does point this out to her, and mail it a few days early by check and next time she calls tell her you have already mailed it, like it states in lease. if it doesn't say anything about payment, she us actually in the right by coming by to get rent each month, but as long as it's with time I would tell her when you will be home.

first of all - if you have a history with your bank - they do not charge for money orders....so there would be not deduction there....and even if it were -the cost would be nor more than the cost of your checks.

please understand where she is coming from ---she probably got burned by somebody saying they mailed it and it "got lost". she does not want it in the mail (that is her right)
she needs to make her payment to the mortgage company also...so she wants to ensure that she recieves the funds and that they are good. a money order in her hands trully verifies this.

i think you should accomdoate her request....after all she will be driving (gas) to your place to pick it up. I think that would be great...you don't have to mess with the mail or any other hassles.

I'm on the other side. One of my new tenants won't mail it to me and wants me to swing by every month and pick it up! want to rent my condo??? ;)

Anyway, to me, coordinating a monthly meeting to pick up rent is unreasonable. Tell her if she won't allow you to mail it, then you will leave it under the mat (or some other specific location on the property).

You don't have to comply with her unannounced visits either. I'm sure your state law has a notice period she has to give.

Try online banking. Paying bills online immediately deducts cash from your account and pays through a third party processor meaning that the check will always clear unless you stop the payment. They even look like official checks and the service is usually free.

Try explaining that to your landlady and see if that addresses her concerns. If she still doesn't accept, then she is evading taxes or something else must be up.

I think there is noyhing wrong in the demand of the landlady- try to co-operate and adjust,it is aquestion of just one day in a month. However, should you have commitments/you are likely to be out of town on first of the month,give her a call & fix up subsequent date as per mutual convenience. Afterall you are living in the property of the Land lady.

Is there any way you can hide a money order somewhere?
Then, you wouldn't be paying her with a check and you don't have to worry about the envelope with cash getting stolen.
Also, I am pretty positive she has to let you mail it and some states requre the landlord to give tenants a 5 day grace period before a late charge is levied.

she sounds a little strange.
she wont except checks because that is her policy, shes probably been passed a few rubber checks in her day.
did you just move into this place, or did she just change the way she is handling this for a reason?
what time do you go to work? make sure she arives at your place prior to you leaving, thats not so hard, if she cant be there by 7 am than thats her problem.
i think there is a reason she is acting this way, but, what do i know?
make sure you are giving her money orders, NOT cash.
make sure you save every single recipt, she sounds kinda strange, like, shes trying to trip you up or something.
as for if you can or can not deduct the cost of the money order, ask her.
do you have a lease? does it say your method of payment on the lease? if it doesnt say NO CHECKS hand delivery on the first of each month and you didnt pass of a rubber check to her, then maybe you can question her practices and maybe she will be willing to pay the $3 for the money order.

I would just move. This is asking too much. Sounds fishy that she won't accept checks. Maybe she isn't paying her fair share of taxes by collecting cash. Maybe you should ask her if she pays her taxes, give her the hint to be more cooperative with you.
