They have doen all the paper work W2's, Bank Statements, IRA funds, Credit Reports, ETC.. They called my employers this past wednesday to verify my employement.. Loan officer told me they would do this as a very last thing to make sure i haven't quit or been fired.
So, what are the chances I still wont get the house Tuesday. I haven't bought anything of any substance or done anything that i can think of that would effect the loan.
Am I going to get the keys? |

This tuesday. I would say 0%. Why? Because you said the title search hasn't been done yet. This can take several days and then the package has to be reviewed by an underwriter. At this point, I would say Friday.
HOWEVER, talk with your lender. |

If the title work has "just" been ordered it is very unlikely that you will close on Tuesday. It isn't really FHA that reviews your loan before closing. It is your lender's underwriters.
However, it would be very unusual for the lender to wait until all of those other loan processing steps had been completed before ordering the title search. You probably don't have much to worry about. If I were you I would call the loan officer first thing on Monday morning to find out the status of the title search and if the underwriter has reviewed it. |

The chances the closing will be successful sound 99%. There is always a small chance something will happen.
Possession (getting the keys) is a seperate issue. If the house is vacant then you will probably get the keys as soon as your loan funds (that is when the seller gets their money). Often that may happen within moments after all the papers are signed by all parties- but sometimes your mortgage company requires several hours or even a day or two before they will give the seller their money. If that happens that will delay your possession.
If the house is occupied then possession will be regulated not only by the funding but also by the terms of the contract. You may have agreed in the contract to give the sellers some time to get out of the house after funding. |

I don't see any reason why you won't be able to close on the scheduled date after the lender had obtained all pertinent documentations to close your loan.
Most likely, the settlement agent would give you a courtesy call to let you know that time and date of closing/signing.

The chances are slim that anything will go wrong. At this point in time what you are experiencing is "buyers remorse". It's normal, take two hershey kisses and sleep well. While I understand your concern due to others horror stories, the only real thing keeping you from closing is a substantial change to the lending rules that could impact your mortgage and qualifying. But I'm also as sure that the loan officer has considered some wiggle room in case, so relax! Enjoy those kisses and CONGRATULATIONS! Thanks for being in the market. |
