Just because you are in escrow does not make the title to the property clear. Also during this process there is a title search at the beginning to make sure the if sellers have liens or a mortgage against them that they take care of it and then at the end to make sure the title is clear. Do not try to talk to the mortgage company because they will give you the run around. If you can't find answers through your real estate agent, then call the Escrow Officer who is handling your file. She can help you if you are not sure of things. You may end up talking to the assistant which is just as good. If the Escrow Officer is not willing to help for peace of mind email me and I can help you understand the process.
I have been in the real estate field for the past 16 years, not as an agent, more as a transaction coordinator who handles all these questions buyers have.
I have also thought about starting a business to where the process is explained in detail because I know with all the emotional stress there should be some kind of outlet. |

Often realtors take listings off the internet once they go under contract which would be your case.
The listing coming off the internet most likely does not reflect any thing beyond that. |

If you made an offer and the offer was accepted then the house should have been taken off the market. There is still no guarantee that everything will go well. By the time you get to that point usually things are looking pretty good though. |

1. You probably can't find the ad because it is no longer an 'active' listing but in a 'pending' status.
2. Because the title was clear a year ago does not mean title is clear now. Liens or judgment may now be held against the property, there may be easements you are unaware of. etc. It is VERY important that they run a title search.
3. Most title issues can be cleared during escrow. Some cannot. Your Title company should send you a title report showing any issues with the property.
4. Things can always go wrong but usually it is financing rather than title. Unless you are paying cash, don't do any major shopping, apply for new credit cards or change jobs until after the property has RECORDED (usually within one day of signing closing documents) |

If you're looking on a site like Realtor.com or any particular real estate company's web site, they usually only show Active listings. If your house is now Pending or Contingent it won't show up under Active. Make sense?
This has nothing to do with title issues, just means the seller's real estate agent doesn't want to keep showing it to other buyers now that it's under contract with you.

Did you do this transaction through a realtor? If so then you should have a title/escrow officer working on your file. They will do a pre-liminary title report to see if the title is clear with no liens except the mortgage that will be paid after buyer's loan is funded. Your realtor shouldhave all the answers to your specific transaction that is going on. You will have to go to your closing to sign loan docs ot the co-signer, whoever is on the loan first. Hope this helps.

Ok.. If the title company says the title is clean then you have nothing to worry about. A title company is there as insurance that should something come up the title company will be responsible. |
