I wouldn't assume anything. While the right thing would be for the realtor to keep you posted on the purchase, it doesn't sound like he's thought of this.
Call the realtor. And check your contract for the bid expiration date. |

If your Realtor is any kind of agent then yes you should hear back from them,Also don't always believe them when they say there is others so interested in it because they say that sometimes when they have only had people to call about it and sometimes they just want to sell the home because no one else wants it because of all the repairs needed ,hopefully this home is worth the price because it sounds like there is some major problems with it ,and I would make sure you hire a inspector and get others advice before i would pay out that kind of money. I have made some bad buys with a home before an it cost me stress an money an was real bad on my new marriage and the things not told to me by a realtor caused major present an future problems even when it came to reselling it . |

Its hard to say how good your chances are. If you offered cash your chances are much better if everyone else had to get financing. Did you offer too much for a house that needs repairs? That depends on how much it will take to repair it. Will they call you to let you know what happened? They will have to because you should have put up some earnest money. If you do not get the house they will have to return the earnest money to you. They should notify you and get that money back to you. You should have a expiration date on your offer too. If you do not hear anything by the time your offer expires call your agent. |

If you aren't in Texas or Seattle area, I would be very cautious on what your realtor tells you. Becuase U.S. housing market continues to slump.
Sorry to say this, but both seller and buyer agents get their commission when you sign the check to purchase. It is BOTH agents' interests to tell you that the property is hot and pay more, buy fast.

I was talking to several agents. Some are honest to say that I can get deals as inventory continues to build up. Some were trying to use scare tactic on me. Telling me if I don't buy now, it would be too late.

Rent vs. Buy as Housing Market Continues to Slump
As housing market slump, it is easier to calculate "Rent vs. Buy" scenario. Because "appreciation" is no longer a factor.
Mortgage payment consists of two parts: interests and principal. Interests are like rent, which doesn't add to the equity to your house. It simply disappear as your pay it.
If interests portion of the mortgage payment is roughly equal to rent of equivalent property, then it is a decent buy.
For example, let's buy a $500,000 condo with 0% down and apply interests only loan (just like renting a place). Mortgage payment would be $3250/month. It is a bad buy, because you can enjoy same property for $2000/month.
Please note that I assume the tax benefits from home cancel out fees from home association and property tax. For more accurate calculation, consult with your CPA or accountant. But NOT your realtor, whom will say anything to get the deal to go through.
And again, if you like a particular property, then paying more may be reasonable. You are the only person who can decide how much more premium you are willing to pay. |

You Realtor will definitely get back to you whether you have been accepted or not. If you can fix up the place yourself it might be worth it, but if you are not a handy person rebuilding the house can cost alot of money and potential headaches. I hope you hired an inspector as well to see what issues the house has. |
