Landlords have a duty to repair or replace, but they cannot be held responsible for things being 100% perfect all of the time. |

It all depends on your lease agreement read it again carefully , But if the fridge was there before you move in, then its most probably your landlord job to fix it but again revise the lease agreement. |

If you have proof of the cost of the groceries, you can deduct the amount he owes you from your next month's rent. Include a letter explaining why you have paid less rent and the reciepts for your ruined food. Make copies of both the letter and reciepts. Be as pleasant about it as possible.The landlord will most likely be understanding, especially if you do all of this ahead of when the rent's due. It is not at all fair for you to have to pay to replace your food, if it is the landlord's fault. Maintaining the fridge in proper working order is their responsibility. Also, you can call the Housing Office or Legal Aid in your town, if he or she gives you trouble. |

Having your fridge break down is indeed an inconvenience, but you are responsible to mitigate any damages you might incur. For instance, you could have cooked or otherwise used things that were subject to spoilage, or asked a friend or neighbor to refrigerate some things for you, or bought bags of ice to try and keep things cooler.
As long as your landlord repaired or replaced the fridge within a reasonable time, you probably can't hit him up for anything. Refrigerators break - fact of life. If it was repaired/replaced within 3 days, that's probably considered reasonable. |

should be right there in the lease agreement,,,,.usually anything over a certain amount,,,,, will come out of the landlords pocket.
dont know what the amount is,,,, you have the contract...look it up.
and as far as the food is concerned,,,, i doubt he will be liable for that,,,,, all you had to do was buy cheap coolers and some ice,,,,,, or a ton of other easy solutions.
i think it would be a civil case there.
