choyryu | Owners selling condo, how often can she bring people over? |
The owner of the condo we are living in is selling the place, how often can she bring prospective buyers into the condo while we are still living there? It's getting a little intrusive after the first few times. |

What does your lease say? If this isn't covered in your lease, then the owner is SOL and I wouldn't open the door. If the owner enters your condo without permission, that's invasion of privacy and tresspassing.
If you don't have a lease, then you're SOL. |

I believe, legally, she must give you notice.... but beyond that, there's no "maximum".
But maybe you can work out that it can be shown with no notice on, say, Saturdays from 10-2 or monday, wed and friday during business hours or something. That way they buyers are encouraged to visit days that you are out, and you know when the house should be at its best. |

as many times as she wants within reason. do you have her call you to let you know someone is coming?? |

what does the lease say about entering the unit? most say reasonable notice which usually means 24 notice before entering
then on frequencies to enter and times one will have to look to case law but usually certain states will say normal business hours m-f 9 to 5 only no weekends
in the end you can cont roll when she wants to show the unit, the cops will be on your side if you decided not to let her in the place and her only recourse is to evict you
so if it get's out of cont roll tell her it's not a good time, if landlord pushes there are other ways to discourage her, messy dishes in sink, messy bed clothes on floor etc |

How often is she showing the place? Daily? Weekly?
You can make an agreement with her that the place be shown only at certain times on certain days. Excessive showings (like daily or spur of the moment) interfere with your right to quiet enjoyment.
You have a right to quiet enjoyment, lease or not. She also has a right to show the place with adequate notice (24 hours), as long as it does not interfere with your right to quiet enjoyment. |

officially its her home not yours right ? you're just renting, so i woould think you have no say, except if it was in your contract, |

I don't know about legally, but I would talk to her and try to set up times that are convienent for both of you.
You can even tell her, "hey, I can have the place all cleaned up and looking great if you bring people over at x time on x days." That will give her a little incentive to work with you. |

You have a right to privacy. Your landlord cannot come into your apartment or house without prior permission unless there is a true emergency like a fire or a flood in the bathroom.
The landlord must give you advance notice before coming into your apartment for other reasons, like making repairs or showing the unit to a potential tenant. Some states have laws that regulate these entries and set forth rules on how much advance notice the landlord must give, and whether the landlord must tell you what time he or she will enter and why.
The laws concerning tenants rights vary somewhat from state to state. It really depends on the state in which you live and the verbage in your lease if you have one. |

I believe that the owner has to work around your schedule and ask you when would be a good time to bring people over as long as you are paying rent and are living there. |

She may be doing it so you will decide to leave earlier. Talk to her and make a schedule of days that you would prefer her to bring in potential buyers. Either way, she should be contacting you to let you know she wants to show the condo not just dropping in. When she calls let her know that it is not a good time to come in. |

I am not sure about the rights of the owner, however you should talk to the owner and make it clear, as long as you're paying rent you have rights to your apartment and your privacy. Schedule times with her, when it is convenient to you and which days are ok
Tenants have rights!!!! |
