Hello, can you please tell me if this is normal to be in a real estate Lease to rent a single family house? It seems a little strict to me..
Pets ( I dont have one but it still seems a bit ridiccoulous)
Pet must be approved by landlord
Pet photo must be provided and kept with lease on file
If tenant has Aquarium it must be cleaned daily due to odors.
NO SNAKES or Vicious Animals
No pet can bark/cause loud noises
No pets can annoy neighbors
No pets can roam neigborhood
Bird seed/droppings to stay in cage and not touch the flooring
All droppings in yard to be cleaned immediately
Yard to be corrected by tenant
Pet must be spayed/neutered
No breeding allowed
Home must be Professionally cleaned, de-flead.de-ticked, carpets shampooed and PROOF of reciepts must be given to landlord
Pet may be asked to vacate at any time. Pet deposite may be 2 months rent if REQUIRED( $3,000). Additional deposit of $450.00
Ok theres also no smoking which is fine BUT it also says smoke damagae may be caused by candles, plug in air refreshernes and incence.
"UNSEEN" Amendmen This asks me to sign saying I have not seen the house but agree to forfeit my deposit and pay the rent until its rented to SOMEONE ELSE incase I change my mind??
I have not heard of most of these things in a lease. is this normal nowadays? Please help, especailly the site unseen..I dont know what thats for but I dont think I should sign it since I have been the house.
Is all this normal stuff, the house is $1500 month?

Yes, it sounds like the landlord is just covering the basics just in case things got out of hand or there was some accident or damage, he'll have himself covered. Sometimes people take advantage, (hence the pet photo rule, so you can't get several dogs and be like, "No, really, that's my dog, Spot. He's the same dog that you saw before."... my ex-boyfriend's mom actually did this, she had four little dogs.)
People don't always clean up after their pets and sometimes they don't even care how many times the pet soils the carpet or what it tears up.
Also, no one wants to be called in the middle of the night by an angry tenant because a barking dog in another apartment woke them.
You'd probably, (hopefully :) be suprised at how nasty some people can be. I wouldn't worry about if you are sure you want the apartment and don't intend to have pets anyway :) |

They are legal and good for the landlord. He doesn't want pets. And if you get one, he wants ALL bases covered. For example:
Pet must be approved by landlord GOOD RULE. YOU COULD GET A DOG THE SIZE OF HORSE.
Pet photo must be provided and kept with lease on file. WANTS TO MAKE SURE YOU DON'T CHANGE PETS.
If tenant has Aquarium it must be cleaned daily due to odors. NOT SURE ABOUT THIS, BUT ODORS AND MOLD CAN DO DAMAGE.

Yeah, it's pretty much normal except the pet deposit seems a tad excessive.
Do not sign anything until you have seen the house and neighborhood.
Should you rent it, make sure you go through and note EVERY little flaw and take pictures of any damages. |

Most of it is pretty standard, if a little picky. I wouldn't worry about the smoke thing as long as you are careful with any candles etc. Cleaning up the yard of droppings seems a little strange - would they prefer the animal mess up the house? It's organic waste, it decomposes and causes no permanent damage. And if your rental includes full and exclusive use of the yard, I don't see how the landlord is harmed at all by pet droppings in the yard. |

Landlords can regulate what ever they want regarding pets. They can cause some major damage and do not have to be allowed at all.
It is pretty standard to lose your deposit if you fail to take a place you already signed the lease for. It is also pretty standard to require you to pay the rent until it is re-rented. |

Ok, these are some things that home owners are adding to ensure that their property is not destroyed. i wouldnt rent from this owner cause they look to find a way to get money from the tenant other than renting the property. I have a property management bussiness myself and I dont allow pets at all. They are costly to clean after someone leaves. Smoking is optional, as long as there is no history of fires. Never site un-seen. You are liable if you dont like the property. I hope this helps in your decision |

Sorry but I have to agree with the others. You should not rent from this person even if you meet all the requirements. This person would watch you extremely close. They would kick you out at first site of anything wrong and they will keep the deposit. Don't waste your time nor money. I have never heard of anything like this drastic but every owner has the right to put anything they want on the lease.

Most landlords in our area, including us, will not rent to families with pets at all, and these terms at least let you have a pet in the house. As for candles, and incense, it is *very* expensive to remove an odor, no matter how fragrant, from a house. Candles can not only cause soot damage, but we had a tenant who put into the garbage a candle that wasn't completely extinguished, causing a fire in the garbage area. Best to have a pet, smokes, and candles once you can afford to buy a house you can burn down. |
