paha4u | Plan on moving to another state...find job or house first? |
My husband and I plan on moving out of New Jersey within the next 3 years. This is something we've decided on for quite some time now...we're just waiting for my schooling to be done. Even though we won't be moving for awhile, I'm just curious on something...should we buy a house first, or get jobs first.
Has anyone moved to another state before? Any advice would be great.thanks =) Additional Details ...i guess I should add, that the area we plan on moving to is only about an hour and a half away from where we live now. So we will have an income established, we both are working full time jobs. |

Job, you shouldn't get into a housing commitment unless you have a steady stream of income, hopefully from a permanent position. Honestly how can you buy a house if you don't know what you will be able to afford after your savings is gone, and do you really want to eat up your savings to have a house when you might end up driving four hours to your job from your new home?
With three years you have plenty of time to scout out jobs and companies you might want to try and get positions with. You can then look into possible areas you might want to live, things like schools or access to shopping, other natural features etc. You may need to be ready for your husband to spring into action, taking a job in the other state, in the next year or two if it's a really good one with a good company etc. Like I said, you can both really look into some 'dream jobs' with great companies and start trying to land them when your schooling is within a year or less of being done. |

It is much easier if you find a job first... then look for a house that is going to be conveniant to work, school etc. |

I think this is really a question of your finances. If you can afford to do so, it is usually a lot easier to find employment when you are already a local candidate. At least that has been my experience. But I'm not sure that I would rush into buying a house unless I was very familiar with the area and the market.
However, if you cannot afford to take the risk of not having a job for a little while, then the answer should be pretty clear. Regardless of your decision, I would begin your employment campaign a few months before your planned relocation date. |

Secure a job as soon as you can! it will also be very helpful if you check out the areas you would like to live in, the price range you plan on spending on your house, you can also get the ball rolling by establishing a relationship with a realtor in that area. Good luck! |

Really you should probably find an area you would like to live first that way you get a house and area you like and can figure out commute to businesses you'd like to work at. |

From experience, get the job first. I have done it both ways. Get the job. |

Done it; rent first. You can always buy a house after you've locked in employment. |

Honestly

I would find the job first in the new area since it is only 1 hour and a half from your old area.
After I get a job I would rent for one year and see if you hate the new area.
Also you have to sell your old house too?
Sounds like one person will move to new area when they get a job or commute for three hours a day.
Or move 45 minutes in between areas and rent after new job has been found by one person.
or move to new area after one person finds a job and other person commutes 3 hours a day.
Could be worse. Could be New York to California move.... Good Luck! |

Well, you really cant buy a house without income unless you can pay for most of it cash.
So I would rent until you are settled in with a job and nice downpayment. |
