Oh, hun, there is a lot involved in buying a new home and there is a ton of paperwork!! Each situation is different. Just make sure the bank and the title company you are using are reputable and make sure you fully understand everything. If you don't, then don't sign! (If you are still searching for homes, then maybe you should consider getting a Realtor. Their job is to work for you - use that to your advantage.) |

The fees that you get charged depends on what kind of loan you get (VA, or Conventional), and your credit rating, to name a few things. Also, it depends on if you are going through a mortgage broker, or directly through the Lender. Ask the potential persons doing the paperwork about a good faith estimate, which itemizes the various charges for paperwork, etc. If you have a real estate agent working for you as His/Her "client", they will pretty much help you for the most part. If you still feel uneasy, contact some legal firms to see if they have an attorney that specializes in Real Estate matters. He/She can look over your paperwork for you, and if you want, can be with you at the closing of the deal. Determine what you can afford to spend. Remember that it can cost you more in the end, if you don't protect yourself. I am just finishing up a Real Estate course, and have just purchased a new house myself, so I know what you are feeling! GL!! |

If you are working with an agent, than make sure they explain everything to you, especially what the fees are. Since you are buying a house remember that the seller pays the agents commission not you the buyer. You will have to pay administration fees from your brokerage office and You will have to pay additional fees for things such as closing costs/ taxes, home inspection, termite inspection, etc. All of the fees will be paid at settlement and they will be factored into your mortgage. Since the housing market is cooling down and it is a buyers market, I recommend that if you find a house you like, it does not hurt to offer a little less than asking price. Most people mark up the price knowing that potential buyers will probably offer a little less. Its hard to say where the housing prices are going, but as for me, I am going to wait a little because interest rates could go up, foreclosures are on the rise and house prices are slowly but surely dropping. Screw you over? Why would we do that? Heh, heh, heh..... No seriosly, you are right to be concerned. Purchasing a home is a costly venture to say the least. To break it down, fees come from five different sources:
1. Attorney's Fees: Can be anywhere from $750 - $1,500
2. Title Fees: They are a percentage of the purchase price depending on your state. Can run from 0.05% to 0.087%
3. Lender Fees: A lender fee can range from $500 to over $2,000
4. Broker / Originator Fees: Most brokers will charge an application and processing fee (state allowing) These can run about $1,000. Points represent 1% of the loan amount. Depending on what you qualify for you may pay up to 3 points - THESE ARE NEGOTABLE!
5. State/County/City Fees: These fees vary greatly. Are you looking to by in a state that charges a mortgage tax? How much is it? If your looking to purchase in NYC the taxes can run up to 2% of the purchase price. They call that a Welcome Tax! The nerve huh?
Bottom line is you need to shop around for your best deal. Anything offered you want to get in writing. Beware of the guy who offers you a much better deal than anyone else. Chances are he's not being truthful.
One way to reduce these costs dramaticaly is to speak with your realtor about seller concessions. The seller of the property may be willing to pay upwards of 6% (more like 3% is the norm) towards closing costs. Talk to the realtor BEFORE you make an offer.

Thats why there are Realtors - Do you really think that someone on Yahoo answers gives two sh!ts whether you get screwed??? As a buyer the services of a Realtor are totally free. My advice to you is to go to the biggest most well known brokerage around and find someone that you like and let them show you property and answer all your questions.
I'm a licensed Realtor in Florida, I could answer basic questions for you but each individual market is different. You need to find a professional. The liablity falls back on them if something goes wrong. |

Try to ask the seller to pay for your closing costs. That way it won't matter what they wind up charging you!
That's a joke by the way :)
I would say between 3-4% of the sales price is probably an average in junk fee's and such to the buyer. |
