Please help I'm at my wits' end!?
We own a Victorian Terrace house which we bought for £72,000 in 2005.

We are on a low income, only around £15,000 pa at the moment (were on more when the house was bought)

The house has a serious damp problem (recently investigated by Environmental Health) and the Council have said that we can't have a restoration grant to fix it unless we can raise a personal contribution of £1,700 which we can't do. We have no savings, poor credit leaves us with no credit facilities such as loans etc and our mortgage company won't lend us any more due to low income. Family won't help and we have nothing of that value to sell.

We can't go on living in a damp house (the cupboards are so damp food is going mouldy, the damp is causing a risk with the electrics and we have a 13 month old baby) but can't raise the money to get the grant to have it fixed!! Is there anything we can do? I'm feeling really worried and stressed about this.

FancyPants, no the council have refused, they say they make no special exceptions, if you have an income of £15,000 you have to pay £1,700 towards your grant or you don't get it. Its only lazy people who don't work who get the full grant.

I really dont know but you could try visiting the citizens Advice Bureau,they may be able to talk to the council on your behalf and get them to change their mind. You should also visit your G.P and get the baby checked out because some moulds can be damaging to the health.Good luck x

If I had money I would help you out, but I'm affraid I'm in the same sinking boat as you. Just keep your head up, and think of the possitive, you've got your health, a good relationship with your partner and a lovlry little baby. Thing will eventually change, stay strong some of us are in the same position. Try not to let it get you down, there's always someone worse off than ourselves.

You must have building insurance. Try putting a claim in for the damp but it must be related to bricks a mortar. You will have to pay an excess but it will be a lot cheaper. Raise health and safety issues within the claim and see what the insurance company's response is.

If you contact your current mortgage lender and see if you can switch to an interest only mortgage for the time being then you can try and save some money that way, or see if you can take a payment holiday on your mortgage. You could also try contacting the citizens advice bureau to see if there is any other grants of things that you can try and claim for. Hope this helps.

If i were in your situation, I would sell that house and buy one you can afford with the money you get from the sale of the house. Mold can cause very serious health problems that you don't want especially with a baby. You have to look at your priorities, house, baby, sell for your own good. I know it's tough, but I would. You need to get a part time job,we all have to make sacrifices.I give up my entire relationships,freedom and relationships so I can survive these days.Sometimes you have no choice!!
You've often said about not being able to get a Council House but you do own a property,may not be perfect but you're still in a fortunate position but can't see it! It's always there for a back up and you can sell if things got seriously bad.That's a better back up than most of us have got.People like me have nothing,not even a base!

Tango is right, you need to ask your insurance company what their policy is towards damp problems. Another idea is that you could sell your house to one of the Sell and Rent back companies where they will buy your house and rent it back to you for a good market rate. What you need to do is to make sure that the Sell and Rent back company that you choose give you as near to the market price as possible.

Is it possible for you to get a part time job when your partner is not working, just to raise the 1700 that you need?
