Pointers for selling a home? Suggestion on what people look for?

They want it neutral. If the walls are painted a color other than off white--paint them off white. Clean carpets are essential--if you can't get them clean enough--replace them--clean cheap carpeting is in most cases preferable to expensive stained carpeting. Also, remove any traces of YOUR family from the home--take down family photos, family momentos, etc. Box all that up and get it ready to move--prosepective buyers want to be able to picture themselves in your home, and that's hard to do with your stuff out. De-clutter as well, and I mean EVERYTHING--yes, even the closets. Clutter makes a home look smaller, box it up and get it out of the house. The biggest thing I've learned over my home selling is the point about prospective buyers really need to be able to picture themselves living in your home.

Price the home very well. There is no rule or law that says you have to leave room for negotiating. If you have your home priced at $200,000 and someone offers you $175,000 and you respond that you left no room for negotiating and $200,000 is the lowest you can go---don't you think that they have picked your home as their favorite out of all the homes they have seen? Now I think they are just seeing how cheap they can get it. Human nature- don't get mad, just say you didn'y leave room for negotiating. Most of the time they end up buying it.


Take several photos of you kitchen and bathrooms and of your entry. Not to use in marketing- but to help you really see your home clearly.

Enlarge them on the computer screen. Clear things off so that people see how easy it would be to move there stuff in.

just keep everything neutral...and i mean everything! from the color of your walls to the color of your furniture. by having neutral colors everyone should be able to picture themselves in the house because there will be nothing else obstructing their view. when you personalize your home too much you cut off alot of potential home buyers, simply because they cannot picture themselves living in the house in its current situation. just watch those HGTV shows where they get homes ready to sell...

In todays market, the homes that are selling the quickest tend to be those that buyers perceive as either a bargain or in perfect condition.

Once you get past the basics, it depends on other factors beginning with your market and what is typical for a home in your price range. Has your agent shown you the competition for your home? If not, have him take you into 2 or 3 homes that are your direct competitors. Also, have him tell you about any homes that have sold recently and what made them different. If he can't adress these types of things, you have the wrong agent.

Clean it to spotless. Get rid of all clutter and personal items including wedding photos etc. If you collect anything, pack it up and put it away. Folks want to be able to see their family in that space and those things detract. Beyond that folks are looking for open space, nice updated kitchen, nice bathrooms and large closets.

I once heard that buyers want the house they are going to buy to be cleaner than their own home. So, having your house spotless is a must. Different people look for different things, so other than curb appeal and the house being clean, it's hard to say.

Fresh paint helps, it makes the house look more like new and covers up those little scuffs that everyone has. Make it look as spacious as possible, with as little clutter as possible.

I'm just starting to look for a home, and, other than the obvious features of a home that you can't change, those probably come in first for me.

The most efficient way to sell your home is to list it with an agent (like Century 21, Remax, Alain Pinel, etc). They can tell you everything you need to know about making your home look desirable - they make a living out of this, so they have lots of experience!

Hire a home inspector. The cost is minimum and you can show your proposed buyers that you have one. If there are things that need to be addressed before hand this will give you ample time to get those repairs done.
Today's problems are that the buyers are coming in real low. Even below your starting price if you have a veritable price range. For instance if your home price is at $301,000 to $351,000. They are offering ridicules offers at $250,000. So stick to your guns on your price. Outside of that above mentioned i wish you the best.

I suggest having your agent (do not go alone) to a new construction model home. Look at the way that home is set up and marketed.

Your home should be very similar.
