I am currently living relatives sharing a bedroom with my two kids due to relationship breakdown. Council wont help me find my own place. I work part time but on a low income so i am entitled to housing benefit but im having difficulty finding a private landlord who accepts housing benefit. Anyone have any ideas on how to find landlords who accept housing benefit or tips? Thanks xx |

You don't need to inform the L/L if you don't want him to know - Housing Benefit can be paid direct to yourself without him knowing so that you can then pay him yourself. |

Don't tell the landlord that you are claiming housing benefit. They don't have to know. The council pay the benefit direct to you, and it wouldn't be for the whole rent anyway.
The only potential problem is the time it takes the council to sort the claim out, so try to put enough aside to cover at least the first months' rent.
I'm assuming that like me you work but can't afford the extortionate private rents on your own. Google 'benefits calculator' to find out how much rent you could get help with. Be careful though - if you rent a 3-bed place but only need 2 bedrooms they take this into account.

Oh - the form doesn't have to be signed by the agency/landlord unless you want the money to be paid direct to them. The council just need to see your tenancy agreement. |

I always think that this is crazy - you are more likely to be on time with your payments if a government body are paying all, or some of, the rent!
My sister also recieves housing benefit. The stigma attached to this drives me insane. Her boyfriend ran off and left her with her 2 year old daughter, which is why she had to claim - yet my sister was on the brink of being homeless because of this. Literally: she had two days left to move out, when she finally found a landlord who would accept DSS.
Actually, he had said that he wouldn't accept DSS - but my sister called him and explained her situation. I suppose she went for the sympathy vote! She assured him that she had the funds and that everything was in order. And he gave her the place!
My advise is this - don't give up. Keep trying and trying, and call landlords even if they say they don't accept DSS.
Or, as another user suggested, simply don't tell the landlord that you receive housing benefit. If the money goes straight to you, they needn't know.
We have 2 cats and couldn't find a landlord anywhere in the city that would accept them. So we kept it quiet and moved in anyway. We were fully prepared to pay for any damage. We move out in 6 weeks and so far, nobody is any wiser!

I think if you apply now the landlord is going to know because there has to be some sort of inspection from the council to decide what the level of housing benefit is going to be for the rent on that property, however, from April 2008 housing benefit for private rented is going to be replaced by something called 'local housing allowance', which is just going to set (maximum) rates according to the number of rooms in the flat, and can be paid directly to you, so this may make it easier to avoid telling the landlord.
You need to find out what these rates are going to be, so that you don't find yourself in a flat which is too expensive according to the amount of rent that benefit is allowed for.
Your local council should be able to tell you, and it is always a good idea to try the CAB for further help. |

I am disapointed (although not surprised) that you are facing a lack of support from the council.
Firstly, whether the council like it or not, you are in a situation of overcrowding which is not good for you or your children.
The council ARE OBLIGATED to submit forms for you to fill in to apply for the housing register.
Amongst the points that will help you are a). the childrens ages, b). the sex of the children,
and any illnesses that may be current.
You can also go to the doctors and state that the whole thing is causing unnessary stress on you, the children and your parents. The doctor can then write to your local council / housing associations which will give you extra valuable support.
As others here have said, you can also go direct to private landlords explain the situation and say that it could be long term (which guarantees them a minimum term of tenancy), which further ensures an income for them.
It would be unwise to let the rent benefit be paid to you and then you pay the landlord.
A direct debit between the council and the landlord means that you have more protection.
Look up housing associations in your area in the yellow pages. You will find quite a few of them.
Also speak to the social services and explain the present situation could have an effect on the childrens schooling due to not being securely settled.
If you have a local parish council go and see them as well.

A relative of mine went to 83 letting agents, 3 of which accepted dss. The next problem she had was housing benefit would only pay £500 per month towards her rent leaving her to find the other £100!
I hope you get things sorted as this must be a stressful time for you.
As someone else suggested try ringing the cab for some advice.

Hi have a look on property sites that allow you to specify dss in your search criteria, ezylet is one of them. That way you bypass the landlords who wont take people on benefits and can make progress more quickly. Good luck! Hope you and your family find somewhere soon! |
