Pulling out of renting a house?
My friends and I recently found a student house which would be suitable for what we wanted so we told the landlord that we would be interested in renting it and sent off the relavent details so the contract could be drafted. Since then, we have found a much nicer property for a lower price. We have not signed any contracts or paid a deposit. Are we within our rights to not go through with the first house and would there be any repercussions?

I would say YES you are within your rights & there should not be ANY repercussions, because you have not signed any contracts. Just call them & say "Thank You for your efforts, but we are no longer interested in the property." Sound professional. Be strong. Don't let them push you into anything you don't want. If worse comes to worse LIE & tell them that one of your RELATIVES offered you a place to live. Good Luck!!! P.S. MAKE SURE YOU CAN ABSOLUTELY GET THE 2ND PLACE, BEFORE YOU GIVE UP THE FIRST!!!

I believe that you are within your rights and there won't be any problem- after all you haven't signed any contract or paid the deposit.

If you haven't signed any contracts then there are no legal obligations. If you gave them some 'processing fees' for back ground checks and such, those fees will be forfeited. If you gave them a deposit, they will need to return it. I doubt you gave them a deposit with out signing a contract and if you did.. shame on you and I doubt you'll get that back.

Regardless... no contract signed... no obligation.

Just give the landlord a call and tell them you are no longer interested (just a courtesy) so they can get the house back on the market.

if you havent signed anything or paid anything, you are not legally bound.
just let him know you are no longer interested and that you found a cheaper property.

you haven't signed anything so you're free to do what you want. i would do the 1st person the courtesy of letting them know asap so they can get it rented to someone else.

It would be fair to tell him you have found somewhere else, but you don't have any legal obligation. Even if you had signed a contract it is unlikely that the landlord would go through with legalities, he's more interested in renting out his property than pursuing complicated legal action.

Ya not bound by it if ya haven't signed anything bud, just explain it to him, sure he/she will understand!....

You wont be tied to anything, but it would be courteous for you to give this landlord a ring and say your circumstances have changed and you wont be going ahead with the arrangement. I think you owe him that at least, but you dont have to go into detail - just make him aware that he will need to readvertise.
