I put in an offer for a house today for $260K, it has been on the market for 60 days at $285K, and saturday it was lowered to $269K. They had an open house yesterday, with a lot of traffic, but the agent says mine is the only offer so far. I can settle within a few weeks, and they seem pretty motivated to sell. House needs updating but is livable as is.

It depends, they should provide you with a counter offer soon. They may allow a few days for the open house to bring in offers or not bring offers, but your offer should be the first runner on the table. I would want my realator to get in touch and ask what the problem is with the offer and what they are intending to do, I would be prepared to offer the 269k asking price since they have lowered it ; ) Good luck! |

It's all up to the bank selling the house...or the person selling the house (which is rare right now). Banks are being jerks right now...I've had offers on several houses and didn't get them. The latest, our offer was accepted, but the bank didn't want to get the section 1 termite repairs done. It was all dry rot, easy and cheap fixes. So, it depends on the bank giving the loan and the seller. Don't get your hopes up either way because they are very unpredictable right now. |

Well you didn't mention the other terms of your offer. If the timing is good for them, if what you aren't asking for other financial considerations, then yes I'd say you have a good chance. I hope you asked for a decision within 24 hours? |
