Question about my condo?
Our condo building is very nice, but the walls in the stairwell have gotten dirty over the last three years--the paint on the walls is a flat paint-basic that can't be cleaned by wiping the walls--the the thing is, we have no real association. It's a 12 condo big building with 6 units on each side. We mail our association fee in and have never spoken to the lady that the owner hired to run it.
What's the best way to get this issue addressed? The walls are REALLY getting filthy, and a neighbor spilled some sort of liquid all over the wall when she fell with groceries so now it's this big splotchy runny mess and it looks awful. I would be embarressed to have someone over looking at that climbing the stairwell.
Any one with experience in this area please answer

2 options, check the HOA agreement and then contact the mgr. If all fails then contact the county and lodge a complaint.

If you have tried to contact the manager who is to be running the place and have gotten no where. My suggestion is to put in a county complaint. I have worked in apartment office and when maint. issues due not get done residents report it to the county code officer who then writes a complaint and makes sure that the work gets done or the owner has to pay a fine.

You need to contact the other residents and form an association. Otherwise, nothing will ever get done and the building will get totally rundown. Your investment depends on keeping the building up. Someone needs to step up and get things moving.

First - check the by-laws of the HOA if you have one. If it says that keeping the hallways well maintained is part of your dues, then follow your money. Call the lady the owner hired. If they say it's your problem, you and/or your neighbors have the right to clean it up yourselves. Buy the paint and take care of it. A patched paint job is better than a splotchy runny mess, if you can't safely reach the whole area.

Someone has to have a copy of the CC&R's

You need to get the other condo owners together and activate your association. find out where our assn dues are going, what they are being used for....

or else nothing will ever get done.

You need to find out how to get in touch with the association. Maybe you should digg up the HOA documents you received when you bought your place.

My first suggestion would be to organize a cleaning & painting party among the people who live there. That's known as Pride in Ownership. Short of that, call the person you send your fees to and ask to schedule a meeting of all the owners. Ask them to clean & paint and to use your fees to maintain the property.

If you live in a condo and pay association dues, then someone is collecting the fees. Part of these fees are set aside for maintenance of the common area or the outside of your condo and everybody elses. This means, plants, grass, walls, paint, black top, laundry facilities, parking structure, etc. If you have a problem, the only way to get it address is to write a letter to the HOA. Make sure write a proper letter with your name address and phone number on your letter and date it and sign it. Place this letter in with your next association dues and the HOA must respond in 30 days to you in writting.
