Question for a realtor?
Why is it that most advertised properties don't have an address? I am currently looking for a home and I tend to ignore the ones without an address or price. I think those are two basic things you need to have in your advertisement. Realtors please keep in mind that a lot of us are looking online. We no longer sit and wait for our realtor to show us what they think we would like.

That's a simple sales question. People usually don't list the address so you have to contact them in order to find it. They can write down your phone number and give you a sales pitch, ect. Plus, if you're looking in the newspaper, it costs more money to add more lines to the add. If you want the address with a listing, go to yahoo's real estate section. It will give you the basic information, includeing the address of a listing.

That's true, but realtors still want your business. Why just give you the address when you have to use their services? It's not about the buyer at that point--it's about making a business.

If they give you the address, you don't need them to show you the house. The listing agent has a vested interest in moving his/her properties. Most of them would like to be there when you view the house (more than a drive-by) so that they can point out the important features. If you have a realtor, they can get the address for you, but will have to be in contact with the selling agent. Believe me that the selling agent will follow up on all inquiries.

It's called earning their commissions and keeps them employed.

The price and address is left off to convert the caller into a customer. Think of it this way - if you have alot of potential buyers call you requesting more information, you now have a chance to make these callers your clients., you would of never had that chance if you gave them all of the info. This is the same reason there is no brochure boxes on the sign.

Two primary reasons:

1. This is to prevent prospective buyers from simply 'stopping by'. There is nothing more irritating than home shoppers knocking on a sellers door and saying, "Hi, we were just in the neighborhood and wanted to know if we could pop in and have a look."

2. Also, this can help reduce home 'casing'. If properties are empty and listed with addresses, it can be a green light for burglers or vandels.

Well that is exactly why--they are afraid the lookie-loo's will go straight to the door of the seller and make an offer, maybe offer something when the listings agent contract expires and try and cut out the agent from their commission. When you contact the agent they keep a record of who has looked at the house and it is much harder to try and squeeze them out of the deal. They have to put that internet ad up on their nickel, so they are earning their commission and have no incentive to have people like you get all that info without revealing who you are.
