One of the best ways to ask questions of the Realtor is in writing, in most states, if mis-leading or false information is provide prior to purchase, the contract can be made invalid.
Does Alaska require that Realtors represent the seller or buyer or do you have your own Realtor? Big difference in responsibilities in whom the Realtor represents.
Get a home inspection by a certified inspector - if a Realtor insists on one particular inspector, be cautious. Ask about roofing leaks, foundation cracks, frost damage, age of the house, what will be transferred with the house, any previous snow or water damage, previous frozen piping, any history of electrical or gas problems, etc.
One good source is to use the local library or Internet to check the requirements under home inspections and questions to ask. Good luck. |

Ask about any and all upgrades...especially for big stuff like a new roof or flooring. You need to know how long it will be until you would have to do those things for yourself. Also be sure to have the foundation, electrical system and plumbing inspected before deciding on anything. If something needs to be fixed you will be able to get on discount on the purchase price or make them take care of it before you buy. Good luck, I hope that the move goes smoothly! |

Since you are a first time buyer, consider taking a free homebuyer seminar put on by a non-profit agency in your area. They are usually 4-6 hours of valuable information including what you are qualified for. |

Use there toilet. Make sure it flushes. Some angry owner may pour cement into plumbing to clog it.
Wash your hand to test water pressure in the sink. Old pipes have those white stuff inside the pipes. |

interview the agent. Google "first time homebuyer" info and you will get alot of questions that are generic to ask. Be thorough and have a good realtor work with you. This is not something to be a do-it-yourself-er on. It requires negotiation, experience, familiarity with prices in area, what constitutes stipulations on contracts and a good Realtor will help with all of that. Their commission is usually paid by the Seller unless it is a for sale by owner. Good luck! |

Ask the neighbors, if possible. They can tell you a lot. Get a disclosure form and have the sellers fill it out, if they haven't already done so. The 'big three' are electrical, plumbing, and mechanical (heating/cooling). Any work done on those items require a permit to be pulled, even if done by the homeowner. Ask is any work has been done without a permit.
Get your own house inspector. Do not go with the realtors recommendation. Some 'regular' house inspectors know that if the inspection comes back bad enough to kill the deal, they won't be called again by that realtor. They will lose income. Get someone independent.
If it is built on permafrost, make sure there is adequate insulation in the floor.
Always ask how long the house has been on the market. If it is longer that a month or two, ask the realtor why. Is something wrong? Pay close attention to their face when you ask this. They have a fiduciary obligation to represent the seller. An unscrupulous realtor may omit the truth somewhere along the way. Look at their face, are they lying?
Do not be afraid to ask every prying and rude question that you can think of. Do not sign any buyer agency agreement. You want the option of telling a low-performing agent to get lost!
If you see extra fees on a purchase agreement that the realtor is trying to get, line them out and initial by it. Then hand the pen to the realtor for his initials. I had a realtor try to add a $350 processing fee, above and beyond the 6% commission. I said, "Initial by where I lined out your fee or I am going to another real estate company to do the purchase agreement." He couldn't initial fast enough! |
