No way, not without additonal investments to improve the property or unless the property had some sort of goldmine on it. Or without seriously underpaying to begin with.
Yes, there are cases of this, like if a large development moves in and increases property values in the surrounding areas or if for some other reason the land suddenly becomes high demand, but I wouldn't count on it happening over the next 4 years. Aside from a few cities, new developments of ANYTHING based on speculation are few & far between and even foreclosed properties aren't selling for much under 25% off FMV.
Expecting at least 800% ROI in 4 years is dreaming unless you luck into something grand. |

Not a chance. I put 250k into real estate last year. in 4 years I hope to see another 50k. But that's residential.
If you're thinking commercial, it's pretty much the same thing. Last year there were bargains everywhere in real estate. That's why I jumped in. The problem is, real estate doesn't appreciate in value until there is a demand, and until more people are working and have money, there's no demand.
I think in 4 years more people will be employed and the entire market will be going up, but you're talking about over 1500% in 4 years.
