I live on the north east of England in a really nice area. We have a 4 bed detached house and want to sell it quickly without having to drop the price too much.
Are there any tactics worth using apart from using an estate agent? Like using the internet?

Well, I'm no expert, in fact, I'm only 13, but I am very smart.
What I would do is neaten up the house. Decorate it. Make it look so attractive. It will drag the buyer's attention. Plus, advertise in the newspaper, internet, posters, flyers, and signs. |

you could either sell it on the internet, there are many sites now for putting your house up for sale, as this i think personally would be you best bet and also covers alot of space across the uk .
or you could go privately and save a fortune on estate agents fees etc, ie auction on ebay for example, only a thought but that what id do if i was private. |

What we have found that works, as agents, is offering monetary help to the purchaser. you could even raise the price a few thousand, and offer five or six thousand dollars gift monies to the purchaser, to use however they please. it will help sell it. |

Why do you not like estate agents? Is it the fee? Is it the time they might take to sell it? Generally estate agents will get the best price for you but chose an efficient & posh agent that will attract high quality buyers. If you want to sell quickly price it at 5 % below the normal price for such a house & it should sell quickly. If a fast sale is important to you many people in the property business that would buy it at a discount to market value (meaning the price you would eventually get via an estate agent). Apart from that it is all the good house doctoring principles -declutter, depersonalise, clean & tidy, de-pet, kerb appeal. |

Get a valuation done before this as these people will normally rip you off in price.
Don't expect same price as going on the market for sale. |

Don't try to sell it privately, it's a false economy. What you need to do is to get people to view it. On average it takes ten viewings to get an offer. In my experience, it takes two things to get a viewing.
1: The job that the estate agent does.
Bear in mind that 15% of buyers come from a "For Sale" board, 15 % come from the newspaper, 40% come from the internet and 30% come directly via the agent, so have lots of valuations and choose an agent that will advertise it best, has a high-profile office location (and good staff) and is on the right websites, the best being www.rightmove.co.uk. It's always a good idea to mystery-shop them before to see how they deal with you.
2: The asking price.
You may want a high price, but that will add time on to your selling time. Think of things as if you were a buyer, they know what prices are in your area and often vote with their feet, so the higher the price, the lower the number of viewings. As its's viewings you want; keep the price as low as you feel comfortable and they'll turn up. The average is one or two per week.
Don't forget, keep it tidy, keep the clutter down, do the washing up and don't have a curry the night before a viewing.

people don't only buy a house they buy into an area so make sure you advertise its a good area with right sort of people. the NE is full of dodgy areas like scotwood, benwell, byker, the list is endless so make sure the buyer knows its a nice area if he is unfamiliar with the NE (warn him off the no go areas like sunderland)
people will pay through nose to get into catchment area of good school so if possible mention that.
make sure buyers know your interested in quick sale perhaps knock a little off price if they move quickly.
make sure photo in paper is a good one, nice and clear, no chavs hanging round get neighbour to move his clapped out car etc |

Yes, thats how to advertise your house, but to sell it you must;
CLEAN it! It must smell clean and fresh. Don't use strong scents, if the buyers are allergic you'll put them off.
Tidy up, get rid of everything personal, make it look roomy not cluttered.
Tidy the front garden and plant red, orange and yellow bedding plants, they make a house look cheerful.
Cut the grass and tidy up the back garden.
Clean the windows.
It wants to look welcoming and cheerful.

I advertised my property in a popular paper for real estate and I sold it myself, but the market was really hot and still is. In a sellers market agents are a waste of time and money. I sold my house for 40 dollars and 15 minutes of my time. Just do your research on how you should price it. I advertised it for $390k(under 400) and it sold for $410k (something an agent in Australia is not allowed to do). If an agent did the selling I may have got a bit more (and they would take it as commission), but it would have taken longer |

You could sell it privately by adverising on noticeboards or advertising it. When people come round to see it, make sure it is neat and tidy and if there are any scruffy bits paint over them. Have a burner with either vanilla or lavender oil going, and a vase of fresh flowers. |

The speed of sale strongly depends on the length of your chain, and how organised all the solicitors are. I believe all the transfers of mortgages etc. have to be done on the same day, which is why so many long-chain sales fall through.
In my opinion, the estate agent does a lot less than people generally think - basically they advertise the property to a high standard. They don't take on much risk, they don't do any legal work, and if things go wrong they won't be any help. They act as agents rather than provider of the services.
I would make sure the external appearance of the property is good. That's something all the property TV shows agree on. If your front door doesn't look great, replace it. It shouldn't cost more than about 250GBP including fitting and painting - you can reuse the old locks and letterbox etc. A door costs 60GBP-100GBP at a DIY store. |

many estate agents also have an auction section.. you could sell privately, on the net or newspaper ads etc, but will need a lawyer to draw up a sale contract- i am sure the buyer will want true title to the house! |
