An appraisal is done on all mortgages refinance and purchase. the bank is using the appraisal to ensure the true value of the home they are financing! a fee of 375 is very reasonable! It is very important to find out the true value of the home and is required on all loans. the bank is mearly making sure you home is worth that you or the broker is saying. they appraiser will look at your home take some notes and photos inside and out and find comparable homes in your area that have sold within the last 6 months to a year and determine the value! |

Yes, its a waste of money - but, they won't let you get the loan without it - this is normal.
They need to know how much your house is valued at to make sure they want to give you a loan.
my appraisal guy came into my home after looking around outside - asked ME what I need it appraised at to get the loan - HELLLO -- you are asking ME how much my house is worth? do your job and appraise it!
I did not have to pay for the appraising myself - because I did the 3 step refinancing through wells fargo. but, to answer your question: what effect will it have? you won't get the loan.
Is it important you get it? yes, if the loan asks, you have to. |

They need to know how much your house is currently worth so they know how much you qualify for. Most 1st mortgage need to be less then a 80% loan to value. For example if your house apprasies for 500k then you could only do a first mortage for 400k. They also don't want to give you more then the house is worth.
Many banks offer the ability to refinance for as little as $250 including apprasial. If your house is worth then less 250k then they may be able to do an electronic apprasial. You need to shop around. |

They are not going to give you a loan for a home unless they know how much it is worth.
Yes, you must get it. This is one of many costs associated with refinancing. That's why refi is not ALWAYS the best idea. You have to weight the savings against the expese. |

they want to know how much your place is worth. Just because you bought your house say 2 years ago that doesnt mean its still worth the same amount today it could have went down or hopefully up |

Yes, the financer wants to know the home is worth more than what you are trying to finance it for, so if you default, they won't get too badly burned by having to foreclose and resell to pay off the loan.
In the grand scheme of things, $375 is not a terribly high price. After all you are probably refinancing for hundreds of thousands of dollars. |

I agree with Rick B., he said it well. However, appraisals are good for a specific period of time and if there is already one available you can ask the loan company if they will accept it. I think the appraisal district (property tax office) has them on file. |

We had that done too. It is a very important part of refinancing a home. They have to know how much room you have in square feet, how many bedrooms, bathrooms..etc. Its necessary to see how much your home is worth. It is worth it and you may find out that your home is worth more than you thought. Good luck |
