I am thinking of working with an agent to purchase a home taht contacted me via phone solicitation. Dumb? In the first few sentences of explaining things he mentioned a $1000 'up front' fee to do the business and then his 3% out of the seller's pocket. Is this right? The more I look around I read nothing on agent's getting money just to work with a purchaser. |

It is highly unusual and suspect for an agent to charge an up front 'retainer' fee. If you are planning on buying a house, hire a Realtor who is recommended to you by a friend or business acquaintance. You should not have to pay a Realtor anything out of pocket, ever. One of the answers further up refer to good faith, or earnest money. This is money paid upon entering into a contract to purchase a home, and is held either by the title/escrow company, or the seller's agent's brokerage (sometimes your agent's brokerage, but not as often). It is then applied toward the purchase of your home. It is not extra cash that the agent has earned. I would cut this guy out of your life ASAP, and if you have signed anything, report him to your states' Real Estate Commission. I'm sure that somewhere there are agents that charge a retainer to work with buyers. However, I've never run into one. And, I personally wouldn't pay one unless it was a deep sellers market. |

Buyers agents are paid by the sellers from the purchase price of the home. Typically, commission is 6% of the sale price split half to the sellers agent and half to your agent (so 3% each). The percentage is negotiable, but that's typical. If your agent is asking you to pay additional cash as an agent's fee (not a good faith deposit on the house itself) then run the other way. Good buyers are few and far between and lots of honest agents want your business. Once, an agent tried to get us to pay bogus fees and we complained and had them removed. It's all negotiable but you have to know what's typical. |

Ask the agent to see his/her real estate license ID.The $1,000.00 is a good faith deposit that is paid when making a serious offer.This deposit should be made out to the title co.you plan to do the transaction with and left with the realtor upon completion of a purchase agreement.The agent is to give you a copy of the contract .The check will not be forwarded to the title co.for escrow until purchase agreement has been accepted by the seller.The seller pays.The agent will be paid by the escrow office at close of the sale |

Normally the seller pay the commission, generally at 6%. If the buyer hires a "buyers agent" a seperate fee can be negotiated. |

First off finding an agent who calls you on the phone to represent you on the largest financial purchase of your life is NOT the smart way to do it.
Smart people "Phone a Friend" to find their agents.
That is the absolute best way to find an agent.
Call people whom you respect and ask them if they have a good agent they can recommend.
P.S. Smart agents are asking more and more for "Retainer" fees. The smarter ones are doubling or tripling the money you pay them at close as a way of saying "Thanks for Sticking with me" |

It is becoming more common to charge a transaction fee and you may not see anything about it in writing until you sit down to hear about the agency issues and sign a buyer rep agreement then they may present it to you as a part of the document. The fees are negotiable so if you want to work with them but, feel the fee is too high suggest an alternative and see what you can negotiate. Good Luck |
