Stephany | Real estate question? |
I'm intending to be a first time home buyer with my husband. If a home is listed at say $2,100, even after I've made the search specifically for PURCHASING a home, does this number represent something other than the PRICE of the home??? There is NO WAY a home could be that low and look as nice as the one I saw! |

That number is a RENTAL LEASE monthly cost; it is NOT a typo or a selling price.
And since you are a first time buyer and are asking this question then you are NO WHERE ready to start looking at houses.
Buying a house for the right reasons at the right price in the right condition for the right terms is one of the biggest investments you are going to make (for most people) so do NOT do this alone or without lots of research.
Ever hear 2 heads better then one? Here is a incomplete list of the heads that SHOULD be involved in HELPING you buy your first house.
A GOOD buyers agent that KNOWS your market inside and out and can tell you what the LOCAL market is doing and WHY.
A banker to tell you what you not only can qualify for but ALSO how much you SHOULD be budgetting for house payments, taxs, insurance, repairs, and utilities.
A home inspector, a real estate attorney, a tax accountant, a general contractor, and a MENTOR that has bought and sold houses for a profit before in your area that can help you thru your first deal.
Remember that most people move every 7 years so be thinking about selling WHEN you are looking to purchase and make this a way to create additional income while enjoying living in the house. |

I assume that you are looking at sites for distressed or foreclosure properties. Do not be misled. You're not going to buy a house for $2100, or anywhere near that figure. You are probably seeing the figure which the current owner is in arrears on. The home will sell for FAR more than that. |

The way you typed it, with commas, that would be two million, one hundred thousand. If it says $2,100.00 then it is probably a typo in the ad. |

are you sure it isn't $210 000? I've never heard of a house under $50 000. most houses around where I live are at least $300 000. |

If you saw an ad on the internet there should be able to contact the person who placed the ad by email....do that first and if you need to get their phone number and call them for clarification. |

that's probably the estimated monthly mortgage payment. |

You can't legal advertise a mortgage payment unless the terms of the loan are explained in the ad. I will go with the majority and say it was a typo |

DON'T DO IT!!
-------------------------------------
"The housing bubble is deflating faster than anyone had anticipated. Overall sales have slipped more than 40% from their peak in 2005 whereas, prices have gone down a mere 6.5%. Prices, which are a lagging indicator, have a lot further to drop before they touch bottom. Robert Schiller, Professor of Economics at Yale University and author of Irrational Exuberance, “predicted that there was a very real possibility that the US would be plunged into a Japan-style slump, with house prices declining for years."
