We want to put our house up for sale. It is a great house but there are a lot of superficial things we haven't fixed since we bought the house 5 years ago. Things like none of the doors match and are very beat up, a hole in the bathroom wall, a ceiling tile or two missing in the drop ceiling downstairs, very outdated counter tops and the ugliest tile backsplash I've ever seen etc. The whole house needs to be painted and carpets cleaned. We really don't have any money and don't really want to take out another home equity loan. My husband says we sell the house as it. I say we at least fix up as much as we can. I think that when people see this little problems they are going to think there are bigger problems that they don't see and there aren't. I also think in this tough market that we won't get anything for our house if we sell it "as is". Who's right? Additional Details The only reason we want to sell our house is the school our son will start kindergarten in the fall is horrible and we can't afford nor to we want to put him in private school since ALL the other schools in our area are fine. |

If you can sell it for enough to pay off both mortgages plus closing costs and have a little extra then offer a decorating allowance. You can advertise it for the price you want with a $2000 decorating allowance with acceptable offer, or with full price offer. You want to make sure you word it one of those ways so the buyer won't offer you $10,000 less and still expect you to give them $2000 at closing. The $2000 is paid at closing and is held out of your proceeds so you don't have to worry about coming up with cash ahead of time. Keep in mind, with the problems you have listed, the buyer might not be able to get an FHA loan. If you hire a Realtor then he/she should be able to tell how it can finance. You might need a buyer with cash or a conventional loan. |

Your husband is wrong.
The buyers always over estimate the problems they see. As a matter of fact it even applies to house keeping. Look at the stores you shop in and restaurants you eat in. If they are tidy and clean you are more likely to buy from them.
When you put your house on the market and it needs a lot of obvious work you will have to sell for a huge discount because it will mainly appeal to those "We buy ugly places" people. |

You both are right. I would fix the small things but let the new owner do the updating. Sell the house as is but fix the hole in the wall, get matching doors, fix the tiles in the ceiling, and get the carpet cleaned. Sell the house with an allowance to update the counter tops, back splash, and painting the whole house. If you want to sell fast before your child starts school then you need to price the house below market value and list with an agent who works for a major real estate company. They have more marketing power and global exposure. |

You should communicate with an agent in the area that assist you in deciding which repairs would give you more bang for the buck if you decide to sell.
The reason that you are selling is a concern, because you will still need to have a place to live and if you are trying to save money, perhaps a refinance might lower your current payment down enough to stay where you are and still put your son in a private school. Good luck!! |

If all of this stuff bothers you after having lived with it for five years, it’s definitely going to bother a buyer. I’d suggest you have a few agents come over and advise you on what improvements will help the most based on your local market conditions. Additionally, talk to them about what they think the house would sell for in current condition vs. if you made changes.
Then compare those figures to what you still owe on your house, and how much of a deficiency you can afford to cover if your local agents feel like you can’t sell for as much as you owe. This is a possibility given that you have a home that needs serious updating, live in what sounds like a crummy school district, and it sounds like you’ve borrowed against your home’s equity already. At least where I live, even first-time buyers want homes to be in move-in ready condition and expect significant discounts if the home isn’t. |

With due respect to your husband, appearance matters very much. A fresh coat of paint, in white, is the least you can do. And expect a delay - it's taking longer to sell a house.
While the interior is vital, don't forget the exterior. Curb appeal is important. That's the first impression of the house and you only have one chance to make a good first impression.
Good luck. You may be disappointed in the price you're offered for your home but remember that will give you an opportunity to disappoint the seller of the home you're going to buy! |

Selling your only house is not wise, unless you have a spare house somewhere else to live.
Sorry, life can be hard but it will be harder to have no house to live. If your income can afford your new morgage, why don't you spare some for your son education now? |

Make any repairs or cosmetic fixes you can that won't cost a lot. It's going to take both of you digging in & getting it done in evenings and weekends.
Leave expensive items for a buyer to deal with and offer a $2000 "carpet allowance" or $5000 deferred maintenance discount (you pick the amount of the discount). Common to market homes as this as "sweat equity" opportunities.
Some people shot themselves in the foot & go all out with new paints, carpet, counters, etc. & there may be some buyers that want their own color schemes & will decorate to the colors of their furniture. |

Fix the cosmetic stuff like missing tiles and paint. Leave the major stuff for the next guy. Be sure to price it right and use a Realtor ( two syllables ) for your best marketing. |
