House has been on the market for 3 weeks. We have only had one showing (by another realtor from out of town). She has not shown the property once. The feedback from the Realtor open house, and the one showing was that we had a house that showed beautifully and it is immaculate. I'm not sure what the issue is. We dropped the price after the first two weeks. I feel that she should be attacking this more aggressively, and we are concerned that she may have too much on her plate with selling too many houses. Need to know how to tactfully approach her on whether she is giving 100%. |

I'm a realtor, and hopefully I can give you something useful from a realtor's point of view. First, she may not have a buyer interested in that type of a house...if she did she would have showed it. Right now some places are having a hard time getting houses to sell, you may live in one of those places. Also, I had a gorgous house for sale...I kid you not everyone that looked at it LOVED it, but it was always 2nd on their list to buy, it took several months to get an offer. 3 weeks is a short time to start getting worried, if she's done an open house, and there has already been a viewing then she's doing good. It will sell, just don't panic. Also, on that one that I had listed for 3 months that was grogous before we finally got an offer, there was a six week period in that 3 months where there were NO showings, and when there were showings it was like one in a week then the next week would be hot with 3-4 showings then back to one if we were lucky. So just keep at it, it will sell! Ask her to put out flyers, WITH the price on them, and to send you links where it is up on the web, that way you know that it is being marketed to as many people as possible. There are very few places in the country in this market where having a home sell in less than three weeks is the norm. Also, your agent is not really likely to show your home to buyers. This is a common misconception, but think of it like this- If she brought a buyer, whom would she represent in the transaction? As the buyer is also her client, she would be responsible to tell them everything she knows about the house, including what's wrong with it, why you're selling, and how much lower than the asking price you are willing to go. This is called dual agency and is actually illegal in many states.
Please give her a chance to let her marketing plan work. She has probably spent a good bit of money on advertising, postcards, Internet listings, etc. If showings don't pick up, you may want to reassess your pricing, but the market seems to be what's to blame for your situation. |

My husband is an agent and only shows potential buyers one of his listings when that buyer *does not* have a buyer’s agent. That part doesn't worry me. However, your feedback sounds like someone (potentially the buyer's agent) may have sugarcoated things because all I read is positive feedback. I’m sorry to you for that. The point of feedback isn’t to make you feel good; it’s to help you improve.
Some things you can do
Ask your agent to run a CMA (comparable market analysis) of homes that have sold in your area for the few months. When I say area, be watchful that your agent doesn’t search too large of a radius. Where I live, homes a mile apart can vary wildly in price. She should also discuss what features (i.e. updated kitchens & baths, #s of bedrooms and baths, square footage, condition, etc.) made those homes sell for what they did.
Ask her to show you her stats on list to sell price (the closer to 100%, the better). If it’s say 90%, that means she’s initially overpricing her listings by 10%, which can result in you selling for less than you could have if she priced it correctly to begin with. http://www.searchlightcrusade.net/2006/12/what-happens-when-you-overpric.html
Go look at your listing on a real estate website like Yahoo! or Realtor.com. Make sure the photos she took are clear and that she didn’t skip a bunch of rooms. As a recent home buyer, I can tell you that it worried me when a listing lacked pictures of the interior rooms, especially bathrooms and kitchens, because I always felt they were hiding something. |

At least in Texas we have to disclose to all buyers that we are representing the seller and will not be representing the buyer. We can still show the house and write a contract and must be honest---but we give no advice.
A lot of buyers when they hear that choose to work with another agent instead. So I would think it would be much more likely that some other agent would show and sell your house than the listing agent.
When your agent came out to tell you what she would do to get your house sold, what did she tell you she was going to do? Is she doing those things?
When she talked with you about the market value, did you price it along with the value she felt was correct?
I would guess your area is much different than mine and the best way to market the home would depend on what works in your area. |

You need to realize that the housing market Thur out the country is in deep TROUBLE. Your concerns are the concerns of thousands who are selling their homes. This is not your agents fault- she cannot produce a buyer if there is not one. Give her the credit she is due. and try to understand that she is doing her job. As far to much on her plate- agents can handle just about anything and you should not be judging her abilities. Agents are TRAINED PROFESSIONALS-- give her the credit due to her. What normally took 40-60 days to sell is now any ones guess as to how long its going to take- its NOT HER FAULT- its the market. |

Set an appointment with your Realtor to go over the complete marketing plan for giving you home the most exposure possible. Things are slow in the market right now but that should not change that your Realtor should be putting all of their resources behind getting your home sold. By the end of the appointment you should being saying to yourself that your home is being shown everywhere that it needs to be. Ask yourself, if I was a buyer looking for a home in this area would I be able to find this home with little effort. If at the end of the appointment you do not have this feeling maybe you should start looking for another Realtor. |

It's a big misconception that home sellers have that the agent they hire to list their home is going to be bringing buyers to see it. It doesn't happen often and you will most likely get a contract from someone other than your agent.
The market is tough right now, but the fact that you have only had one showing tells me one of two things. First, you may still be priced too high (personally I wouldn't have dropped the price after only two weeks). Second, you're home isn't getting the visibility that it needs. Each Realtor does things differently ... and if, as you suspect, your Realtor has "too much on her plate" then you might want to consider changing.
Some of the best Realtors have many, many listings and others have only one or two ... it all depends on the type of business we run. Good Luck! |

To oversimplify, the listing broker's job is not to show your home but cause it to be shown - i.e., create interest in the home (and therefore showings) by internet marketing, open houses, word of mouth, working their sphere of influence (realtors and buyers), mailouts to neighbors or nearby move-up and move-down neighborhoods, target marketing area renters, MLS tours, realtor caravans, realtor luncheons, etc.
beautiful and immaculate are important aspects of selling homes in this market because in most places in the US there are TONS AND TONS of houses on the market and the closer you are to turn-key the more interest there will be.
priced correctly is ridiculously important too, obviously.
though there are pros and cons of working with a neighborhood specialist or a "big" agent who has lots of listings, i thoroughly believe that it's better to list with someone who does lots of business than one who does very little ...
dropping the price after two weeks is neither right nor wrong depending on how 'off' the price was to begin with. dropping it for the sake of dropping it though is DEFINITELY wrong. hopefully you dropped it after being presented with a market analysis that showed your initial list price was egregiously more than your market area warranted.

In 3 wks, your house should have been shown more than once. However, depending on where you live and how "hot" the market is, 3 wks. is not that long to have your house for sale (IMO). However, I think the realtor should be showing your house several times a week. Maybe there are not that many buyers in the price range you are selling in? |

I have had my house on the market for just over 2 months. The realtor has not shown the house once, info on her webpage is wrong, took interior pictures about 2 weeks ago, they still are not posted on her web page or anywhere else. Never contacts us...they are the broker agent. We told her ftom the very beginning that we wanted her to be VERY aggressive...use internet, magazines, flyers, open houses, etc...everything available to her and again she has done nothing. As the seller what rights do we have? We talked to another realtor and he has already brought someone to look at our house...which is more than our current realtor has done. We thought we could go with another realtor but when we asked to take our listing off the market she gave us a contract to sign stating that if we sold or relisted with another agent in the next 4 months she would get a commission. Didn't even specify how much of a commission. What should we do? |
