Realtor issue - help?
ok, so i found this condo that is currently bank owned, but the listing doesnt say who the bank is. i called the agent on saturday, got voice mail saying he only returns calls between 12-1 and 5-6, of course it was 1:30. well, he didnt call back. nor on sunday, he finally called me monday and we set up an appointment for today. well i get a call from his assistant saying he had to cancle because his schedule didnt allow it, it was like 2 hours before we were supposed to meet! i told her i could meet him saturday or sunday and she told me she didnt know if he could, and would call back. she hasnt called back.

do i have to go thru the realtor listing the property? or can i use any one who HAS to be more compitant then him? you'd think that we're in such a housing slump that he'd actually want to SELL a house

call a different realtor. the new realtor will make the appointment to pick up the key and show the place to you. Before u do, go to the Courthouse where real estate records are kept. u can probably find out the name of the Bank that owns it. call the Town Clerk. the tax bills are sent to the bank because the bank owns the property. it's not private information. they'll tell you on the telephone. You might be able to be in touch with the Bank and negotiate a price after a Bank representative has escorted you through the property.

You can use any agent, you don't have to use the listing agent as your own agent (it is often not recommended either, due to conflict of interests).

get your own agent they don't cost the buyer a thing and they will set up the appt for you

I don't know where you are located but in MD you can get an agent, called a buyer agent, to work on your behalf and their commission is paid by the seller. Contact a buyer agent to get you in to see the property and take it from there.
BTW the bank probably hired the agent so they don't have to deal with it. They would most likely tell you to contact the agent.

If the condo is listed then you can use any realtor. However, I would just calle the assistant back ans see if she will tell you who the bank is, then contact the bank directly. You could save 6% on the price that way. I not, then go to another agent. Some agents are just listing agents and don't bother with acutal buyers, even if there is more money involved.

You can call any realtor to show you the property. This realtor just lost half his or her commission if you buy the property.

You are allowed to use any licensed agent of your choice. You may choose from one of the national brands or a local office were you may know the agent. The best way to choose is to call around to different local agencies such as Re Max, Century 21, Prudential and ask to speak to an agent. Speak with an agent about the property and they should be able to provide you information. They may ask you to sign some paper work about an exclusive right to represent (this is a legal document stating that you will only work with them). You DO NOT have to sign this document and it is just an option that you can provide to the agent you choose to work with. Work with multiple agents until you find the one you feel most comfortable with and that you thinks represents you the best. Then if you want you may sign the document (this usually adds extra incentive for your buyer agent (the agent representing you) to work even harder as they have your 100% ccommitment). Speak with an agent about this representation document for more info, but talk to the big agencies first and if you don't like them, call the more local agencies.

You should get a buyers agent, as they work for you, not the listing agent who works for the bank in this instance.
Call around to friends or family who have used a realtor and see who they recommend. There are lots of us out here looking for sales, so I sure don't understand why this guy is acting this way. Way unprofessional.

Mickey, it's in your best interest to have your own agent representing you. I am always amazed at how callus some agents are! I would die to have you call me about one of my listings! Hey if you're in Minneapolis, email me! I'll take care of you.

But seriously, visit some open houses, or ask friends, family, co workers to recommend a good agent to take care of your best interests. I would blow that listing agent off!
