Friend or not, male or female, it doesn't matter. I would interview them all and find the one with the best track record and marketing plan. Remember the Realtor doesn't set the price, the market does. You need to find the Realtor who can bring your home to the market in the best way to get you the most exposure. The buyers will end up setting the price.Now don't get me wrong, the Realtor and you have to pick a starting price, but remember the Realtor who says the highest price isn't always the best. Usually they are weaker and just trying to "buy" the listing. The ones who are honest with you about pricing, and can explain why it should be priced there. That's the one you want. |

It does not matter what gender you choose. I would not advise you to use a friend.
Don't choose the first Realtor you come across even if they tell you they have buyers ( most of the time its not true)
When choosing an agent look for the following.
Choose an Realtor from the area where you live they know your area better than someone out of the area.
Most important are they excellent at negotiating?
Are they professionally dressed?
Are they helpful in answering your questions?
Are they reliable and punctual?
Do they belong to any real estate association?
How long have they been selling properties?
(Some times due to privacy laws Realtor can not disclose this information) but it does not hurt to ask
Are they able to give you a list of properties they have sold last few months?
Past client are the best people to speak to they provide you information about the Realtor and the service they received.
How well do they know the area?
How much knowledge do they have on the real estate market?
Do they go out of they way to provide you with useful information on how to sell your property?.
There is no reason why a realtor should know why you are selling, this is because the buyer can use it to their advantage in the negotiation process and bring down the price. Never tell the realtor how low you are willing to negotiate down to. Just say "we will see what the market is at".

Male? Female? Friend? Stranger? The ONLY thing you should focus on is the agents experience, success rate and pricing your property competitively. If that person is your friend...hire them. Who cares if that person is a he or a she...hire the best. I represent family and friends all the time...(often for less of a fee)...so ignore anyone that says to not hire a friend...some friend they are NOT supporting their friends. If they are competent to do the job...keep it "in the family". If not...then c-ya! |

The price which you obtain has nothing to do with the Realtor involved, and everything to do with what a buyer will offer. Realtors do not control prices. The best they can do is give you a sensible starting price, advertise and promote the property, and wait for a buyer to nibble. |

idk if it reallys matters who u use...there's a housing slump. if u r not hard pressed to sell, wait it out. if u must sell, don't use a friend, use someone u don't know who'll not take things with levity.

The house sells because you do whats needed to make it look its best. The price you get is determined by the buyer with the money. |

If you are focused on max money for your house, you will force your potential realtors you interview to lie or exaggerate to you and promise numbers that are unrealistic so you will list your home with them. Then your over priced home will sit on the market. If you are seriouse about selling, realistically price your home slightly under comps in your area and be done with it.
