Realtors and/or sellers...need your advice?
My home has been on the market for 5 months. I've only had 4 looks. My realtor says best thing to do is move out, so the house will be empty, and show better. It's half full right now. I sold most of my furniture, so I wouldn't have to move so much stuff upon selling. It's only 2 years old, nothing wrong with it, 4/2.5/2-3016 sq ft. Priced at $164,900-3 price reductions since going on the market. Can't go any lower.

Am I the only one who thinks that my realtor's solution to move out is absurd? If she can't sell the house, then say that...don't tell your sellers to move out of their own home.

What do I do? I want to ditch her, but have listing agreement until May '08. And no, that's not the only reason. I don't feel she's done enough to show it. One open house, 2 newspaper ads, but nothing came from those. I had more luck placing ads on Craigslist myself. The leads I got from there are what she follows up on...sometimes. WHAT CAN I DO TO GET RID OF HER AND MY HOUSE????

If you read through the contract there is almost always a way to cancel. It might have to be in writing and agreed to by the agent. If you ask, more than likely she'll void the contract. Realtors take a risk by trying to represent people that are unhappy with them. In addition, your contract, although signed by the agent, is more than likely, really with the real estate brokerage (the company the agent works for). If the agent won't let you cancel, talk to the broker.

Unless the object that people are finding unapealing in the house is you, no you shouldn't have to more out to sell your house.

In order to sell you have to have the price, condition, and marketing and incentives in line with one another.

It sounds like you can no longer improve upon the price of the property. If the price is in line with what similar homes have sold for them you need to take a hard look at condition. Do you smoke in the house? Are there animal odors? Does the carpet need to be cleaned? Is the house so personalized that others are having a hard time seeing themselves living there? Are the finishes in line with other homes in the price range? Without very much furniture do the rooms in the house make sense?

Marketing & Incentives are the other large portion that helps sell a house. The more buyers who are looking in your price range that can get info about your home the more likely it will sell. 1) List with an agent that regularly sells in your price range. Then you can capitalize on the advertising they have already done (they should have lists of potential buyers). 2) Make sure you're working with an agent that regularly gathers and keeps client and potential client information. That way they can broadcast your information out to these individuals.
3) Internet advertising is some of the most effective. More buyers start by looking on the internet than anywhere else. I'm guessing that's why craigs list worked out for you. Ask your agent how much advertising they do on the internet and where.
4) Open houses and newspaper advertising are often a waste of time. You're advertising hoping someone sees it. Instead you agent should be activly speaking with people directly. The neighbors, the mortgage brokers, other realtors, businesses in the area, etc.
5) There are tons of incentives you can offer that will get your home noticed. Bonus to the agent who brings a buyer, bonus for acceptable offer by a certain date, pay buyers closing costs, look at and advertise what kinds of finacing is available (VA, FHA, State interest programs, etc).

Houses do not show better empty. People like to imagine their furniture in the house and that is hard to do with a empty room. Honestly newspaper ads are a waste of time and money and so are open houses. I'm not saying your Realtor is doing everything right but most home buyers have a Realtor and are seeing your home because of the listing system. The days are over when buyers go out on their own attending open houses. I don't know anyone who sold their house due to a newspaper ad or open house. What you can do is sit down and talk to her about your concerns and let her explain herself. If you can't come to an agreement that satisfies you then call and ask for the head broker or broker in charge. The office owns the listing not the Realtor the broker has the option of terminating your listing or assigning you a new agent from their office. Just remember the market is bad and your listing agent can not MAKE someone buy your house. Its all about timing and luck...right buyer for your house at the right time. Good luck

If you are not satisfied with her as your realtor, you can fire her. Speak with either her or her broker to discuss this and more than likely, they will cancel the listing agreement and let you off.

What I would suggest is:

(1) Look at your neighborhood/subdivison. What are the comps that you are basing your home price on? You say you can't go any lower on the price but if a similar home is priced much lower than yours, the buyer is going look at the lower-priced home.

(2) Look at your home info on the MLS. How does that look? I have shown plenty of listing that buyers will automatically exclude due to the MLS listing photos because of something they didn't like (i.e. home painted non-nuetral colors, home looked to cluttered in photos, etc). You said that they home is half-empty now to show better - is that reflected in the MLS photos?

(3) Look at your home thru a buyer's eyes. Anything that might need to be done to the home, looks like extra work to the buyer. A buyer wants a move-in ready home. Do you need to paint? Do a thorough cleaning of the house? Carpets need to be steam cleaned?

As far as moving out of the house.... some buyers feel more comfortable looking at a vacant home (they can imagine their belongs in the home instead of yours) but if the home is already half-empty I wouldn't worry about it.

You need to get rid of your Realtor. I'm not sure what planet she is living on, but a furnished house ALWAYS goes more than an unfurnished house.

Call the broker-in-charge and tell them you want to terminate the contact IMMEDIATELY.

She is providing horrible customer service and I can't even believe that she is actually taking leads that you provided her and not even following up on them.

...and a May 2008 listing agreement is OFF THE CHARTS. I would never in my wildest dreams obligate a client for that long.

Well keep it simple. You are not happy with the realtor. Tell her you want out and if she say's No because of contract tell her you will call the real estate commision. They work you you the cutomer. After that is done, interview with some of your local realtors. A realtor who works in your area and also lives in the area know alot more buyers in that area. That would be a good realtor to work with. Offer 1% more to the buyers agent and offer to discount the mortgage points for the buyer.Or make your home a $0.00 down home. Talk to your mortgage lender about this and he/she will explain.

My opinion, bad advice.

2nd, you DO NOT have a listing agreement with her, you have it with her company.

Call the company she works for and ask to talk to the DESIGNATED BROKER.

He or she will cancel your listing if you are unhappy.

As far as your house goes. These are tough times.

You may have to call the bank and ask if they would consider a short sale.

Since it's been on the market this long with no offers, it's priced too high to sell.

First of all, having you move out of your house is not a solution. If your house looks cluttered then she should take the time to arrange all of the furniture so that it is appealing to buyers. I doubt she will void the contract and you MUST stick with that contract until the expiration (every state has different laws about this). Tell her you want her to do another open house because one open house in 5 months is ridiculous. Here in Chicago we typically do 2-3 hour open house and offer incentives like lunch, cheese, crackers and wine or $5 starbucks gift cards etc. to everyone who stops by. A realtor is supposed to by any means necessary, have as many potential buyers as possible see your place. Your agent should be the one posting the Craigslist ads, that is her job. Talk to her and tell her you want her to do more. She should have your house listed in the MLS, newspapers, online sources, her Broker's companies website, and much more. The market is pretty bad right now, which should be more of a reason for her to work harder. Good luck with that!

ask your realator if she'll void the contract, if she won't maybe you can still strike a deal with another realator to make it worth their while to want to sell it, like adding in a 2% seller's bonus (not to the lister, but the seller).... you can always raise your list price back up to where you started so you can afford it.

an empty house CAN make it more attractive to buyers because they can see their stuff in there instead of yours. What state are you in? The reason I ask is that I am in the mortgage business and nothing is selling right now.
