When it comes to refinance, purchase loans, & real estate, the best agent/company is one who is referred to you by someone you trust or think highly of and/or one your friend/family member has done business with.

Your friend/family member would have personal experience as to the service that was rendered. Also, pricing & rate are not always a good indicator of a "good" agent/company because a poor agent/company could be just REELING you in, then switch to higher pricing in the end.

Choose one that will explain the consequences & benefits of the loan programs he/she offers to you. If he/she can't do that, then he/she is just out to make a commission whether or not it is the best loan program for your situation.

Countrywide has high rates,

Check around with 3 or 4 lenders/broker to see who has the best deal. No closing cost is okay but the rates are higher....

The key is not necessarily the company that you go to. I own 3 properties and have gone through countless banks, with countrywide being the only one twice. The key is to find a loan officer who is honest, professional, and one who actually cares about your situation. The reason why I have gone through so many different lenders is because have just had one loan officer do all my loans through a broker. Each lender has a different specialty, and for every situation i was in, he used a lender to fit my needs and is very fair on closing costs. You should check around and compare interest rates and closing costs. See if there are any points or application fees. Try to pick someone that you have heard of. A mortgage broker works with different lenders and may be able to find you a good deal but a bank may have lower costs. Just pick a day to start making phone calls. You can also look on the Internet but make sure it's someone legit.

There are a number of companies out there. The best thing to do is compare a few of them and choose the one offering the best options: lowest interest rate, lowest monthly payments, lowest fees... I am a LO in Vancouver Washington, I don't know where you are. I can say that if you find a loan officer who works with a company that goes through banks on the wholesale side, they can shop loans for you. It's better than you going bank to bank to bank trying to find the best "rate". Its not just about rate its about your situation and what programs will get you better rates. Each Lender has a "niche" programs. A good Loan officer will research your situation with several lenders and give you choices! If you need help locating one in your area drop me a note! GOOD LUCK!
