pounamu w | Rent Increase Do To Greed? |
My rent has gone up 90 dollars in the past year and a half.

Did you sign a lease? If not, they can increase it whatever people are willing to pay.. |

That's irrelevant. Do you have a lease? If not, rent can be increased, with or without reasons, upon 30 days advance notice. How do you know your LL's interest rate has dropped? Even if it hasn't, it is irrelevant.
If you don't like it, vote with your feet and move elsewhere. |

If you have a lease, your landlord can't increase the rent until the end of the lease term. To protect yourself you might want to consider longer term leases. The drop in interest rates was done to try to re-spark the housing market that has collapsed, but considering the state of the economy not many are running to buy houses (like yourself), thus renting is in higher demand. It isn't greed. It is the economy 101. |

If under a lease you are protected.
Greed: Power costs going up 11/1/2008 for me 8.2%
My insurance costs are up.
Insurance costs for workers up.
Parts costs up.
Taxes up as cities are broke.
Water cost up.
People breaking leases up which cost you money.
A lease breaker is like a thief.
Carpet costs are up.
Landscaping costs are up due to high fuel.
That should give you a picture of owning and not renting. |

You will have to do some research for your area & see if there are yearly rental rate hike caps. See if there is a rental hotline or something like that for your city or county. |

If you do not have a lease the rate can go up. If you want to stay there a long time then try to get a long term lease with a a payment locked in.
My husband work rents a building and they raised the rent for $1k a month to 5k a month in one year. Landlords can do anything they want with rent when there is no lease. |

An owner who keeps raising the rent either has a waiting list, wants you to vacate due to a problem, or bought it recently with considerably lower than market rents. They can do anything they like, UNLESS there is Rent Control in that area. To get out of this rental situation look around for a bargain, and find one with seller finance. Do some rehab work and/or find a partner, etc.etc. |

What you consider greed may actually be increases in the landlord's expenses. Of course the landlord can increase the rents unless you have a fixed term lease.
Property taxes have gone up - way up in some areas.
Insurance costs generally go up and not down.
Of course all gas and utilities have gone up.
The interest rate has nothing to do with rent increases. |

Actually the value of houses has decreased and the interest rates are fluctuating right now. And people are worried that they are going to owe more than the value of their property.
Instead of asking about personal motive ie greed...
Do a research and see what rents are doing now for similiar properties in the area and square footage.
