 Can a landlord charge a $300 late fee for being 2 days late on rent?

Rent due and manager no where to be found?
My rent was due on the 1st (I always pay on time!) and the manager of my building has disapeared and no one even knows where he is!

They don't a have drop box or a mail slot ?

If that's the case - mail it in to the property mgmt. company, but get it there fast so they can see the post date. Include a letter saying you can't find your resident manager.

But look and make sure there are no alternative places to put it. Most buildings have a drop box by the manager's apt. or their door should have a mail slot.

Look on your lease papers. Surely there is an address. Mail him a check or money order.

Somewhere in your rental agreement there should be language that states where the payment is to be made. You should mail a check to that address.

By mailing a check you have a record that the payment was made in the event the owner of the property comes back later and tries to evict you for non payment.

Don;t sit back and wait as has been suggested. You could be held liable for late charges or even eviction for failing to pay the rent. The law is going to ask what a reasonable person would do. A reasonable person would mail a check for the rent due.

Does he not have a drop box? Check your lease and mail it certified to the address listed. That's all you can do. Do not hold the payment, if you have to put in under his door. He may be on vacation or could have a family emergency. He could even be in the hospital. Has anyone bothered to check?

that's okay...my landlord skipped town and i had to find out the hard way he's in Italy til the end of the month! however u normally pay it...or try and find an assistant or secretary...good luck! nothing worse than getting blamed for something that's not your fault!

Certified letter addressed to him with the check in it. You get a copy of when you mailed it and there you go. It's up to him now to get it and cash it. That way he can't come back and say "You were a week late, you're evicted".

Not sure what your complex is like, but at mine there is a "drop box" where we can just drop the rent in. Does your building have a main office?

First do you have a written rental agreement? If so look at it and see what it says about where to MAIL or DELIVER the rent. If it is to the manager who is not around, then:

Go to your county court PROPERTY TAX (assor's office) and ask them for the name and mailing address of the property. Then, make a copy of your rental agreement, place it and a money order into the envelope and mail it (or if local address, deliver it), along with a letter stating WHY you are doing this.

If no written rental agreement, then do exactly the same thing as above only don't include a copy of the rental agreement.

IF you mail it, send it US Postal Service with tracking and proof of receipt.

Do NOT wait to pay your rent.

You need to protect yourself . The best thing to do is ; Get a money order, or bank cashieres check, forthe amount of your rent .Than mailit to the landlord .Send it Certified Return Reciept .It cost a lette more , than regular postage .But, you'll be protecting yourself .Later , if the landlord tries to evict you ,for non payment of rent , you'll have the reciept from the postoffice .It best to first protect yourself

Hold on to the rent as long as you can. If they can't be bothered to get it then you can't be bothered to pay it, can you?
