JOHN F | Rented out a house to lady, the neighbour says the tenant uses the dryer too much and it is too n? |
dryer is beside a party wall. neighbour says the vibrations are driving her crazy, says the dryer is used 16 hrs a week. she is super sensitive to noise, she is home all day ,no music or telly on.I will try to sound proof it if I can,She has informed environmental health. Can the do anything its a very minute amount of noise Additional Details It is a brand new one.I replaced the old one.The washing machine is ok to her but not the dryer. Its storm in tea cup with both parties claiming the other is ridiculous |

I don't think environmental health an do anything for a normal dryer making a normal amount of noise. If it really does make to much noise they may tell you to get a new one, or have it checked, but you should do that anyhow if its to noisy. Clearly this is a unique case but I'd still do everything in my power to help the neighbor out. Its just being a good neighbor and may avoid hassles in the future. Could you move the dryer to another wall, have it checked out, and soundproofing is a great idea (as you suggested). When you buy a new dryer, specifically check how noisy it is and make sure you get a quiet one (at 16 hours a week it won't be long). You are doing nothing wrong but still best to fix the problem as best you can so it won't come back to bite you somehow in the future. |

At the worst, environmental health will visit & take a noise reading, but you'll have a hell of a job to get a tumble dryer noisy enough to fail a noise pollution test even if you're living inside the bloody thing! |

You could move the dryer away from the wall and restrict its use to reasonable hours, but for anything else, you do not have to accomdate someone who is super-sensitive. They are on their own. |

It seems that this woman is sitting at home with nothing else to do except for trying to find something to complain about. Some people do not like living next to a tenanted house, no matter whether there is a "normal" tenant, or a problem one.
I know that dryers do make a noise, but a far better noise than teenagers playing rap music all night.
I think 16hrs a week for using a dryer, when you are working full time is acceptable.
I think you should put in writing to the neighbour, that you are sympathetic to her noise sensitivity, but you feel that your tenant is doing nothing wrong, and is quite within her rights to continue to use her dryer. Then leave it to calm down.
I do not think enviormental health will do anything at all, it is a household problem. If the lady is so noise sensitive, then she should live in a detached house in the country. |

An obvious solution is to move the dryer away from the party wall but that may not be possible. Dryers don't normally make a lot of noise unlike washers which can be noisy when spinning it would be worth checking that the machine is working properly. If your tenant is using the dryer during reasonable hours (normally 7am to 11pm) then I don't think the neighbour has a valid complaint |

Environmental health!? LOL, that is a good one! I would have had trouble talking to her after that, that is crazy. Environmental health may have had a good laugh, but they are not going to do anything, other then talk about the crazy lady.
To quiet the noise you can stop by a good fabric shop or upholstery shop. Buy a piece of thick foam, the sell it to make chair and couch cushions. Put the foam between the dryer and wall.
BUt, be prepared! Anyone that not only worries about someone elses dryer usage, but documents the hours as well, has a screw loose. They will find something else to complain about, this will not end with the dryer. |

It might be worth sitting the dryer on a mat of sound absorbent material, such as a hard foam,or sponge rubber. Other than that the neighbour will have to put up with it. Don't aggravate your tenant. good tenants are hard to come by. |

Miss Typo!

can u move the dryer to the other wall?
or is there a garden shed could u put it in there.
enviromental health will come round and check the noise level chances are theyll say its ok, but just to make an easy life for urself its worth doing something about it.
good luck |

As a favour to those complainants, pay a courtesy call on your tenant and also give a constructive criticism and say to them that if they use their dryer too often, it is a waste of electricity. I think that is as much you can do to help. |

I have had nuts tell me their toilet makes noise when flushing.
That they had dogs in their unit and it was 2 suitcases.
So, I would not worry about it.
Tell Ms. Church mouse to get a life!
If she keeps filing phony reports on you, you may have a cause for legal action.
If you are really scared of her, move the dryer.
