why is it private landlords or estate agent lettings do not want dss clients my opinion is with people on housing benefit you are guaranteed the rent every week on time unless you have a good job or loads a money you cant afford private rented property plus there are no jobs guaranteed now your opinions please thankyou

Yes, the payments are guaranteed, but often and this is sadly factual, there are problems during the tenancy and after the residents move out. Many landlords consider this tenant base a high risk.

Additionally, because of federal housing laws, potential residents have to qualify within the rental criteria established by the landlord. So if the rental criteria states no charge-offs (this is an example only), then everyone who will be considered has to meet this criteria.

Many landlords only want to have a percentage of their property available or rented to those who are on housing assistance.

It is acceptable for any landlord or rental agency to not accept those who have housing assistance.

To help yourself find a nice rental home, make sure that you have good, verifiable rental references. This can go a long way in helping you find a nice place to live whether or not you are on housing assistance.

Other people have said it all! I once had a house I rented out for a while as it was in negative equity and we had to move to find work.The first year we got mature students,the university guaranteed the rent and they left it ok.The second was a mature lady on dss and was a complete pain in the a--e.She finally broke the agreement,left in the night owing us money,but thankfully left it clean and undamaged although both ourselves and the neighbours were glad to be rid of her.She had a partner who regularly came round brandishing a shotgun!!We later managed to sell it at a loss but it was a headache and I would never let again to dss even though I know people are not all the same.

The reason is the attitude of DSS and councils. If you are claiming and working and they find out the council will reclaim the money for rent they have paid from the landlord if it was payed direct.

Also if tenants aren't working they may have more friends round and create more wear and tare on the property.

Also the paperwork involved and the hassles that the councils cause landlords.

It's a ridiculous situation and is responsible for a lot of government induced homelessness

They think that anyone who does not have a real job either
a) does not have a job because they are too irresponsible, and are therefore too irresponsible to take care of the property
b) has an unofficial, illegal, job, such as prostitution or drug dealing

As a private Landlord myself, it is less the fact of regular payment than the state the property has been left in in the past. It seems that, when it is not someones own money paying the rent/ security payment, they couldn't give two hoots what the bill is to put right after, and again it is not the money that is the real problem, as undoubtedly the local authority will eventually cough up, but the time spent putting it right, meaning the property is left empty with no rental income. I understand that it is the few that give the majority a bad name, but isn't that always the case? and if it was your property, wouldn't you rather be choosy?

There are those who sap off of the system and this shows what type of person they really are. LL can see this when the tenant lives independently wealthy as they sap off the system and never bother getting a job. Because they can they do and many times these type of people do wreck the apartment or do something that causes the LL to lose money. There are people who truly need these benefits and the money and the tenant are welcome if that tenant is responsible and the money comes in. It is a game of weeding out the crummy people and more often than not, the ones who get all of these benefits have been working the system and sapping the system for years.

Usually when a housing authority agrees to pay welfare type rent, they only pay a certain percentage of the total rent. Therefore, most owners choose to not accept partial payment with no guarantee that the proposed tenant will pay the balance.

i think its because if they are not paying the rent themselves out their own pocket and its been paid by the dss they may not have the same respect for that property as someone who is paying it themselves, i know not everyone is like that but i guess there are people about who are.

It takes DSS a good while to set up the payment scheme, so the landlord has to find the money for the mortgage payments until the money starts to come through. If he could afford to do this, he probably would as he knows he is guaranteed the rent eventually, but many landlords are doing it on a tight budget. Also, those not working are in the property longer during the day and running up larger utility bills which sometimes go unpaid, causing problems with debt at the property, and also fixtures and fittings are used more often so there is a quicker dilapidation process. Whilst you tenants think it's because we're discriminating, we're not, we're trying to cut out costs.
