The Landlord refuses to fix a skylight that is leaking and which cannot be opened above the kitchen. There is no window or ventilation in the Bathroom and she will not provide anything there either. She says that it's because it's a small flat and that we are home all the time, so we should expect condensation! I want to know what to do about this and am asking if anyone here knows which department I approach at my local council, and if I have a case against the landlord. Contact the Enviromental Health people at the council and they will advise you. Good luck x
I think you do have a case against the landlord and what usually happens is the people from the council contact the landlord (after inspecting your property)and tell him he has to get it fixed withinn say 28 days and if he doesnt they do the work themselves and then he gets a big fine. |

I am a landlord, and yes she is responsible for heating and ventilation.
Your best bet is to go to your local citizens advice bureau and they will give you a list of all the things that you can give to your landlord to make them aware of their responsibilities.
Trust me, i have 31 properties and i keep mine in tip-top condition.
The law is tougher now on landlords, and a good job too.

p.s Just checking now, you must by LAW have heating of some form in there too, it doesn't have to central heating, but you have to have some form of heat source, this is the new instructions out this year for landlords.
Also a bathroom has to "by law" have some form of extraction for the heat and steam, whether it be a window, vented brick, or an extraction system. |

Your landlord must make sure that the property is fit for you to live in & that it has adequate ventilation. If not, it could be unfit for habitation. Speak to your Citizens Advice Bureau for advice - they will put you in the right direction.
Just because you are home all the time, does not mean you should expect condensation. Get all the facts then hit your landlord with it!!

UK landlords are responsible for maintaining the structure of the building, inside and out, and its fixtures and fittings, including skylights, internal and external doors, windows, walls, plastering, pointing, roof tiles etc. They must maintain the electrical system as it was when you took the tenancy, and the plumbing and any heating systems which were installed when you took the tenancy, or which they installed since then. Anything you have installed yourself could be your responsibility to maintain unless the landlord agrees to assume responsibility.
A landlord is not obliged to fit heating systems into a property which does not already have one, though if one is present, he must maintain it.
A bathroom ought to have a window or a ventilation brick or preferably an extractor. I have a feeling such a bathroom is contrary to planning regulations. This is a matter for the council, who can order him to correct it. |

i've rented a few properties.
1- you've not got a legal case against the landlord as it stands as nothing has happened yet.
2- a lot of this hangs on the definition of 'inadequate'.
3- should something happen to either you or one of your family as a result of this issue - then the situation does not look good for the landlord. you may want to make them aware of this issue. it may spur them to do something. |

If there is no maintenance are per your lease then have it fixed and deduct the cost from your rent. But warn the landlord in writing that is what you will do if they do not make good within 7 days |
