You will probably have to pay a refundable bond, to cover any damage you may cause during your tenancy, other than acceptable wear and tear. This will probably equivalent to 1 months rent, plus some landlords ask for a month`s rent in advance. Should there be community facilities, there may be an annual service charge. You should check these out before signing the lease. |

I rent a small, 2-bed house in UK for under £600 a month. I have a child living with me and get some help off the council, which is worth looking in to - you don't have to rent from the council to get help from them.
Council tax - about £100 a month, maybe a bit less for a flat
Electricity - about £40 a month
Gas - I don't have gas, so I have no idea!
TV licence - about £10 a month - but watch it if it's your first licence, it's double for the first 6 months!
Water - my rates are about £30 every 3 months, I'm on a meter
Phone - BT line rental is about £12 a month, I pay them about £40 a month altogether including calls and broadband connection, but you can get good deals if you want Sky as well
Don't forget your food and other shopping - I spend about £50 a week if I'm careful
Insurance - mine is about £13 a month but you can get it cheaper
Don't forget to budget for travel, clothes etc as well!
You will need to pay the first month's rent, deposit (which is usually equal to a month's rent) and any administration fees - I think mine were about £130 - if you're going through an agency. Check the gas/eletricity meters when you move in and call the provider with the readings - I nearly got landed with a £200 electricity bill that wasn't mine, but I had the forsight to check the meters as soon as I walked in!

You also need to think about insurance for your personal belongings, water rates, phone line, not to mention how much you are going to spend on food (cooking for one works out more expensive than cooking for two).
The amount you would pay in water rates, council tax and utilities would depend on the size and rating of the house/flat, and what type of equipment is fitted (i.e. a combi boiler or an immersion heater; radiators or night storage heaters, etc). You would need to find this out from the landlord or whoever is living there now.
Insurance shouldn't be too much, but it is essential. Rented properties are not always as secure as they should be, and you don't know who has lived there before you and may still have a key.
As a rough guide, I would suggest you put at least half as much again as your rent aside to cover your other household expenses (not food), so if you have £400 rent, think about putting away at least £200.

PS: Remember that if you are living alone, you can get a rebate on some of your council tax. Most councils give 25% off for a single occupier so that may cut down your costs. |

Don't forget you will need to pay a deposit, usually a 4-6 weeks rent in advance, make sure this is paid into a secure renters deposit scheme (landlord / agent should take care of this and forward you the details).
Also you didn't mention water, mine is around £22 per month in a 2 bed flat in London.
If you rent an unfurnished or partly furnished flat you will need furniture. Even if it's furnished there are bound to be some things you will need to buy, unless you can beg, steal or borrow from friends or family!

approximately : £100 a month council tax, £50 a month for gas and another for electric unless you want to pay your bills quarterly but then you will get stung with a big winter bill, then approx £25 a month for water with a further £25 contents insurance (an absolute must) these are the things that must be paid every month, then on top you will have car insurance and petrol if you have a car and your food bill only you know how much these will be. so that is approx £700 IF and its a big IF you can get a flat for £400 which i doubt, good luck with that one xx |
