Renting / housing benefit?
does anybody know of any letting landlords which except housing benefit. I need to rent privately but it is pretty expensive but most landlords ive been in touch with dont except housing benefit, does anybody know where i can go

for some reason it's generally the case everywhere. and most estate agents won't see you unless you earn at least £18000 a year - and that rules you out of housing and council tax benefit anyway (in most cases). you're stuck i'm afraid

Look for housing associations in the phone book - most accept housing benefit and won't ask for a security deposit. The council should be able to point you in the right direction too (but don't hold your breath if you're on the council waiting list!)

a lot dont accept it as it often stops suddenly (eg not following rules of the benefit etc) Your council's housing department should be able to advise

Find a private landlord in the small ads, they sometimes do. Agents dont like accepting it, I dont know why coz it would seem more gauranteed than any other way.

Try a housing association if you are getting negative stuff from landlords.

The best approach is to go to your local authority and speak to them. They will usually deal with certain letting agents in the area as they will have many housing benefit tenants who they need to house. Simple really!

Start with your local authority, they may have a long waiting list but they will be able to give you details of all Registered Social Landlords (Housing Associations). These are governed by various Housing Acts and offer good value , high standard accomadation at affordable rates. They can not refuse HB claiments.

you have to go to an estate agent as im a private landlord but will not let to housing benefit , ive had a very BAD experience and not the tennent but the council!

go back to the housing benefit agency--ie your council and ask them to direct you to a community support office or housing association. you can still contact the private landlords and explain your particular circumstances but mostly the problem is that the benefit is paid 4 to 5 weeks in arrears and the landlord ends up out of pocket.

I have known people on benefits to have there deposit guaranteed by the council. They do not actually pay anything to the landlord, so it isn't a loan, they agree to pay for any damages when you move out. The the landlord is happy because he knows he is guaranteed his money and the council know they can always track you down and get there money back. Go and speak to your local Council. Good Luck.

Yes there are lots who do but it all depends on where you live, my daughter has a private flat and the rent is paid for by DHS, she had to pay a deposit though.
Check the local newspaper ads and get some numbers and put on your best voice and ring them, tell them this situation is just temporary as you plan to get back to work as soon as possible !.
