Renting property advice?

I have rented out my house whilst living abroad and have not said anything to the Mortgage people (its now been fully paid for a long long time ago) but you should certainly tell the Insurance people because you can then claim for damages incurred by them but obviously your insurance will go up. When you take on a tenant be sure that you get two good references...one from the bank to ensure that they pay you and another from their work place or a previous landlord. Ensure that you do not take on a DHHS person as they may drop out on their rents and you will have a lot of problems. Its much better if you do your place up nicely and have a better class tenant who will look after your place and keep it clean. Make an airtight tenancy agreement...no animals and preferably no small children as these do a lot of damage.....say that the flat must be kept in a clean and neat condition at all times ....make it also that when they leave they wash curtains, clean carpets and leave the property in as good a condition as it was when they entered. Always be courteous with the tenant but keep a certain amount of distance so that you keep your respect. If you have a garden write in the agreement that it has to be well kept and clean so as not to annoy neighbours....also any damage done has to be paid for. That should do it and good luck.

It won`t affect your mortgage but you have to let them know and they will put it on a buy to rent mortgage and it will be reviewed every 5 years, it`s just to cover your back and theres.

Fantasia is absolutely correct, people generally hold a 30 or more yr mortgage...... anything can happen......

Dont listen to others when they say it will not affect your mortgage...they are wrong...it may not affect the payments, but the Mortgage holder will want to know that the circumstances have changed and you are now renting the property.....Your house insurance company will need to know as well....so ask the Mortgage holder before you do anything.

It should not affect your mortgage at all. Since you bought the flat, it is yours to do as you wish. All the mortgage companies care about is that you pay your mortgage on time. I don't believe you even have to tell them unless you just want to.
