carolyn | Renting vs buying a home or condo/townhouse? |
I will be moving to Michigan soon, and am not sure if buying is better than renting. I will be 62 at the time I move, and plan to retire and work part-time |

Owning a house is the best from an investment standpoint. Condos are pretty good too although the market is different. They don't increase in value as much, you have to pay an extra monthly fee but you don't have to worry about taking care of the outside. Renting is money out the window but you may want to consider it first so that you can really take your time and look over the housing market in the area you will be going. |

I will be 59 soon and I wouldn't rent until I was 80. If you are still working part time you will still benefit from the tax write off of owning a place. Also you benefit from any improvements you make to your property. Look for a place that needs cosmetic work and has been on the market for a long time and get it cheap and paint it, put in new carpeting or whatever and you will have made money on it. You can expect to live another 20 years so you might as well own the home and not pay rent for 20 years while your rent goes up every year. Get a 10 or 20 year mortgage as you can write off the interest. |

well if your planning on retiring then I Buy a condo,or townhouse,so you don't have to worry about the yard work, and everything Else that owning your home requires.I don't think I would rent though.just because of all the worries of keeping someone Else's home nice just for them to tell you to move one day cause they're selling,or if they keep coming by and inviting themselves over,I did have a landlady like that, she even entered my home when I was at work.without my permission.I moved after that. |

At your age I believe renting would probably be a good option. |

I would always suggest buying over renting, you are not throwing your money away, you are making it.
However, since you want to retire, and work part time, renting would allow you more freedom, and less upkeep of a place, since you don't own it. I would go with renting in Michigan, its a buyers/renters market right now! |

Renting VS. Buying
It is almost always better to buy a condo then rent one. When you rent you are basically throwing money down the drain to live somewhere. Buying allows your money to work for you. The best thing about the Real Estate industry is the fact that when you buy a property everyone makes money including you. Also heaven forbid if anything were to ever happen to you, buying a home would allow you to leave something to a loved one. Hope this helps you and best of luck to you in Michigan. |
