Ripped Off?
My Aunt and Uncle just sold their house and are having the feeling they were ripped off. They sold it for $114,000. It was worth $150,000. They left all the appliances including a stainless steel refrigerator that was less than 6 months old. The house had hard wood floors, a full basement which only half of it was finished and the other half was for clothes,storage,and washing machine and dryer. It had a deck that was about 7 years old. It had a fireplace and wood burning stove. Fireplace in living room and stove in basement. It had 3 bedrooms and 2 baths. With a extra formal living room. Basically a ranch style home. Paved driveway and the house set on 1 acre of land. It was a very good neighbor hood, consisted of senior citizens. In a real estate sort of mind does this sound reasonable or a big rip off. It is in a part of Virginia.

The fair market value is the agreed upon price offered by a willing buyer and accepted by a willing seller. If your aunt and uncle did not believe the price was fair, they did not have to agree to sell for that price. On the other hand, if the house was on the market for a long time and had no higher bids, then it wasn't worth $150,000 in their LOCAL market at the TIME it was for sale. Location and timing are everything. Half a mile and six months can mean the difference between $150,000 and $114,000

Your aunt and uncle's realtor helped them sell their house during a real estate market that is a buyer's market. If they wanted to get rid of that house bad enough, they had to sell it for less than what they paid for it (if it was recent) combined with all the repairs they made. It's business, it's reality, and a lot of people are going through having to sell their house at a loss because of the economy right now. Sorry.

If they were uncomfortable with the terms, they shouldn't have sold. But please keep in mind that the real estate market across the country has been in a tail spin. I saw on the news this morning about a foreclosed house that had originally sold for $350,000 was selling at foreclosure sale for $189,000. That may be an extreme example, but many house are selling for much less that people think they are worth. And frankly, almost everyone thinks their house is more than it actually is.

Sweetie, there is no way for any one of us to know what the values are in their area. If they worked with a Realtor, best guess is they got what the market would bear. In other words, what the buyer thought was a good price. Does that mean they were ripped off. Maybe -maybe not.

they should have sold 3 years ago when buyers were still being over charged. its all about the luck of the draw. house prices(appraials) in most markets trippled in about 10 years. It was be foolish for anyone to beleive that the market would sustain this kind of inflation.

If they agreed to the deal where's the rip-off? It wasn't worth $150,000 or that's what it would have sold for. Things are only worth what people are willing to pay.

I have a baseball card "worth" $700, but if I can't find anyone willing to pay it then it's worth what ebay will draw.

You don't say how long it was on the market, but the true question is: Did they hold out as long as they felt comfortable?

In this market, I believe ALL sellers are being ripped off by the market, when you define "ripped off" as not receiving fair value for your property. The problem, the market is not paying "fair value".
