My 2 roomies are away for the summer and aren't sending me their share of the rent on time. This is creating problems between me and the landlord who's blaming me. I've reminded them many times and I'm just sick of it. It's like I'm begging for something that doesn't even belong to me. Any tips on how to deal with this? All our names are on the lease. |

This is a tough situation and I feel for you. I'm in property management and I see this all the time.
If you are all listed on the lease, as you are, then you are all responsible. The only problem with this is that the landlord doesn't care about who's paying whom what, all he knows is that he needs his money.
What I recommend is telling your roommates that they HAVE to pay or that they will no longer have a place to live. Be serious and firm. Hopefully this will get them to take action and send you the money.
If not, sadly, in order for you to avoid being evicted yourself, you're going to have to come up with the money. This is sad and unfair, but may be necessary to keep your apartment.
Either way, if I were you, I'd ditch these deadbeat roomies. Talk with your landlord and see what you can do about removing their names from the lease. Explain the situation to them. Also, see if you can transfer to a smaller apartment within the community to save yourself money. When living by yourself, you always know that you're going to pay the bills and don't have to rely on other people who are inconsiderate when you are responsible.

If each of you signed the lease, you each agreed to pay all of the rent by yourselves. The apartment manager doesn't care how you split up the payment, as long as the entire rent is paid. You would have to pay it and then get the money from your roommates, or sue them.
Leases don't usually state that three people live here and each one of them pay 1/3 of the rent, so you are out in the cold if they don't pay you.
The landlord is going to go after the easiest person to find and try to get them to pay the entire rent amount.
The fact that all three of your names is on the lease is good, but it is not going to stop the landlord from demanding that you pay the entire rent by yourself. |

If they are on the lease as well they have a legal obligation to pay.
You must take a firm stand with them and demand that they contribute.
If it absolutely comes to it and you feel that it is necessary you may want to take legal action.
I am in the greater Philadelphia area so my legal information reflects Pennsylvania laws however that is not to say that they are not also true for your area. Ask an attorney.
In civil court you could request that the judge award you the money that the co-tennants owe you.

If you share room somebody, before you decide to live together, you must check whether they are decent and smart, or not. You can try to ask the landlord take each rent from 3 of you. Try to negotiate, and you can suggest if each pays rent, you pay more every month. For example, now you pay $400, you suggest to pay $450. Thus, the landload can get $150 per month more than the current rent. You should tell this idea to your roommates. Or, you should leave there. |

You could find better suited roomates, or a house, or tell them that if they don't pay the rent on time, they can't get back in the house, and install a new key if you don't think it's harsh. Judging by ur question, you probably don't have all the money to afford the whole house, so I would explain the roomates if you don't get the cash, your moving out and they will have to find another roomate willing to share house rent. If that isn't the option, then remind them politely, explain to the landlord, or talk to your friends about it... |
