Go to the bank and get pre-approved for a certain amount.
If you're co-buying the house with your boyfriend, you should have a good legal agreement about what happens if you split up. If you did split, in this economy it would be hard to sell and go your separate ways.
Bid low. A lot of people are desperate.

You have to make an offer on the house, the owners may counter offer and when you reach a price, you apply for a loan from a bank (which can take a while) and then you take it from there. Talk to a Realtor for more specific details.

Go to a good mortgage broker and get pre-qualified or pre-approved. That does two things: (1) It lets you know what you're qualified to buy, and (2) It gives you additional negotiating tools.

Then go to a good Realtor with your pre-qualification or pre-approval in hand. Note: Do NOT go to the Realtor who listed the house--the Realtor helping sell the house. You need your own Realtor representing you. Your Realtor may suggest some strategies to increase your chances of success. Then you make an offer.

You need to find out how much you can borrow by way of mortgage. You're not in a position to make an offer on a house till you've got a mortgage offer. Go and see your bank or mortgage broker and get some figures.
(If you have a joint income of 70k, getting a property for 150k shouldn't be a problem, but it's not many lenders now that will lend 100% (ie without any deposit) so you need to do your research)

First go to your bank or mortgage company and ask for a home loan
they will pre approval and tell you the amount you can get.
after that go to the owner and make an offer.
the rest the bank or the real state agent will help you.

Save, save, save for a down payment. Get yourselves preapproved for a loan, then look for a house.

A message for x3megan. If your mom is a Realtor, she should teach you how to spell the word correctly.

contact the estate agent who is selling the house and see if they can help with details, you will need a deposit.

contact a realtor agency, or talk to the realator of the house your interested in. they will give you advice.
they will say how much are you willing to bid,
are you taking out a loan, etc, etc.

To begin the process, you'd need to have saved enough for a down payment, which in most cases needs to be at least ten percent of the purchase price of the house. Most banks prefer 20 percent. In addition, you'd need a good credit rating.

Call the listing real estate agent and sit down and talk with him/her. That will give you a better feel for where you stand now and what still needs to be done.
