I own several rentals and have been doing this for along time (renting). I have tried every way you can think of not to worry about getting my rent money. I tried section 8 and it down right sucks!!!!! The people dont call you first they call there coordinator about the problems they may have and demand to them that you would not fix it. Or act like you owe them something because you have rental property your are automatically rich. Had people stop up my toilet keep using it and did not call me and then the housing authority would call me complaing why I didnt fix there problem and they wouldnt pay the rent until it was fixed. And no matter how much you explain to them you didnt know anything about it they dont believe you. You or I want to fix whatever problem arises because this is an investment for us that we want it to last. Or the next thing would happen there is more people living there than there should be and you can not prove it. Are there boyfriend/girlfriend moves in and doesnt belong there then the fights happen between them and the partying happens with all there friends in your house and they dont care!!!! what happens to your house because you can fix it if it breaks... Totally against section eight did several time (I must be a slow learner). But all the stories are true that I just told you that happen to me.Not once but every time I rented to section 8. You may want to contact your Local Food Stamp office and see if they can assist you with the paperwork, to become a Section 8 landlord - I do commend you on your choice, you may get some negative feedback on Section 8 - but it is a great program where you are helping someone get into a home, and You are garanteeded Your money.... Just make sure that you read all the find print, and if there are any outs in case they happen to damage your property....I am not saying they will, most are very happy to get a nice place to live...but there are always someone in a group that makes it hard for others....That even happens to landlords who rent out on a cash month to month, or a year basis - you never know about a renter - see if you can check into their references - -

I live in Brevard County and rent 23 homes to Section 8 Tenants. The way it works here we fax our County Section 8 office with the address property info square footage, how many beds, baths, etc requested rent and deposit, our name and telephone. They place it in a book where the clients can come in and see whats available. You will get phone calls about the property and you can show to prospective tenants then you will need to fill out the paperwork for them, READ all of it and fill in the blanks and sign all pages. The tenant will need to return the paperwork to section 8, it cannot be faxed! and some tenants will ask you to bring it to Section 8, it is THEIR job to bring it to their caseworker not you. Depending on their voucher amount and the rent you are asking, section 8 may request you lower your rent. That's up to you if you are willing to do that or not. When the rent and paperwork is approved, they will schedule and inspection of your home. If and when the house is inspected and passes, then the tenant can move in. Go ahead if you love to do major rehabs when people move out...just rent it cheaper, yer odds will be waaay better. If you are stuck on the idea, look up secion 8 housing at www.hud.gov

Contact the department of social services in your neighborhood.

You have to apply to the county and they come out and look at your house. They will advise you on the procedure to become a section 8 housing landlord. But do you really want to do that to your neighborhood?. Some of the people in section 8 lower the property prices of the other houses. Think about it first. Better try to rent to a person in the military, they keep their houses clean and yards also.
