Your local agents do not have your interests totally at heart. They get they get commission on the sale price.
If you have patience just stick it out and wait. If you have an urgency lower your price.

Speaking as an estate agents employee, I would say everything has its price but area will really bring a place down. You may have to drop your price to something that would be a giveaway in another area of town. I know myself -I bought in a poor area because we didn't have much to spend. I now have a lovely house inside but know from experience that some folk won't even look at our street. I'm gonna be in the same trap as you if I want to sell, and that's from somebody who works with the housing market every day! Sorry! |

Do your own study on the neighborhood and determine if it is a good deal for you. Bring in as many opinions on it that your can and ask other people in the business who may not have a financial stake in the deal. |

There isnt much you can do about the area to be honest. If there's nothin happenin & you really need to move on, the best thing would be lower the price.....this should definately get some people interested.
Or alternatively, you could rent it out for a while. Although make sure you get good tenants as they usually never look after the place like you would if its your own and you could end up spendin more money fixing it up. |

Too many houses, too few buyers! That's the problem almost everywhere. The solution seems to be either lower the price, pay for upgrades, or rent until the situation changes in a year or two. |

If the area is bad due to rubbish and untidy gardens etc you could ask your neighbours if you could tidy up their gardens! Ive hear dof people doing that before! Also you could campaign to clean up the neighbourhood and get the street involved.
However if its literally just location then all you can do is make your house the nicest possible and eitehr lower your price or be patient. |
