Selling, do we counteroffer again?
We listed the house at 105,000. Had a buyer, but her financing fell through. A month later, (2 months on the market) lowered it to 100,000. It is the lowest in the neighborhood, and has new roof, flooring throughout, all appliances are less than 4 years old,including air conditioner. Move in ready.

Buyers offered 90,000 and wanted 3000 for closing costs, and all appliances and $1000 entertainment center. We countered back at 101,000 and they countered with 95,500 and 1500 in closing costs. We bought this house 5 years ago, finished the basement and upgraded it immensely. When all is said and done, we will walk away with only 7000. We want to counter, realtor says that is the most buyers can do. And that the market (columbus oh) is not that great. What should we do? It's just hard to think that a month ago, we would have been able to get 14000 as opposed to 7000. She says buyers really like the house, offered low because they can. It's what they do in this market.

All depends on how bad you need out of the house. If you can afford to hang on and get more money, by all means do. But, this is definitely a BUYERS market. My wife I and are looking at houses right now, and they are dirt cheap. If you need out from under it right away, make a counter and then take the money and run. Again, if you don't need to sell ASAP, hold out for more.

It certainly can't hurt to counter offer. Go ahead and see what happens. If it's not necessary for you to move right now, maybe you could try and wait out this downside of the housing market so you can get more money.

I would counter back the closing cost. They might not have it but they have to prove closing costs to the bank. You can pay those. 3000 might be what they need and that might be their major issue. I would counter back at say 101,000 but increase what you pay in closing cost to 3000. It was clearly an issue from the start.

I would just base my decision on how bad you need to sell the house, if you need to sell it fast then take the offer, if not then hold out it seems these people have high demands from a seller.

with the market as crappy as it is right now i would counter and if they walk then so be it. If you are in a jam as far as finances and need the house sold due to the purchase of another home then take the money and be ok with it. I have a few friends that are brokers and they say it is just terrible right now and many aren't even able to stay in the business anymore cuz of lost sales. If you can afford to keep the house i would take it off the market for 4 months and then put it in MLS again as a New Listing, market may be better at that point and with it being a new listing it will pop up with a ton of searches when the other Realtors are doing a search for their clients. If you have a contract with your Realtor they should let you out without penalty if you promise to return the listing to them in 4 or 5 months. Good luck to you guys!

The market is a buyers market right now. At least you know that you will do well when you buy your next home.

Their counter offer is actually not that bad. Although, frankly I am in a differant market where decent starter homes are more like 400k, so it is harder for me to judge.

Have your agent run present comps for you, see how far off they are from the actual value. The comps she gave you a few months ago are no longer valid.

It is up to you to decide how much you are willing to keep it on the market. You never can tell if the Realitor is telling you the truth or not. Price the house for what you can afford. If 7000 is not enough of a profit then leave it on the market. Is this the profit you will be getting after figuring in your expences of up grades?

Are you ready to move? Do you have another house that is bigger - better - than the one you are currently living in? Please remember that you have to live somewhere- chances are you are also buying another house which will be an upgrade. Is your next house dependant on selling this one? If there's a time frame you might have to sell.

If you say you really haven't thought about it, and you'll start looking for another house once you sell this one- that would be a huge mistake. Chances are that an upgrade from your current home will cost you more than what you have currently. Make sure you consider all the moving, renting and other fees you will have to pay. Is moving such a great idea now?

If your real-estate agent is "so" pushy and wants to make the deal, tell her that you will not pay the full commission and you'll agree. Most agents will get a 6% commission = ($6,000) so if they agree to receive lower commissions say 3-4% you could make up the closing costs. (That's $2,000 - $3,000!)

You will also get her feeling on whether or not she feels she could sell that house. If she thinks she could get another buyer to pay full price- hence her full commission- she will do it, however is she doesn't think it's a good market she will probably concede. Why should you pay full commission if the agent can't get a buyer that will pay you full price?

If you can hold off selling for a while, take it off the market until the end of Aug and put it back up for even more than you originally had it. BUT- make it have the most attractive curb appeal possible. Clean, new grass, shrubs, flowers, etc. Make it stand out from the other homes as this is THE home to get into.

Its a buyers market right now, so if you really want or need to sell, you might want to take that. But if you are in no hurry, just sit and wait till the right ones comes around.

My fiance and I are in process of closing on a home that was listed at 129k, had started out a year ago at 148k.

We went in at 114k and asked for 4k in closing and were accepted no counter offer.

The appraisal only went through at 116k, so he couldn't have sold the home for more than that anyways.

This is kinda like selling a car. With a car you have taxes, transfer, ext.Before you sign your name to anything, make sure you're getting what you want for the house. If you want 100,000, then make sure you walk away with that much, or very close.

Lets say that it will cost 10,000 to put the house in the buyers name. Try getting 105,000 for the house. Then tell the buyer you will drop to 100,000 if heshe will pick up the loose ends, by that I mean the closing cost or any other cost that may come along. It could make the buyer happy and you happy. The buyer gets his house and you walk away with 100 grand! Good luck!!

Only you know the number of lookers and value in your neighborhood plus if you are desperate to sell.

If appliances & entertainment center NOT mentioned realty listing and you already lowed from $105,000.

$101,000 with $1500 split costs, and nothing else . . . or . . .
$100,000 with $1500 split costs, appliances & entertainment center. and list final offer. Your new offer was $1500 more from your pocket and a tradeoff regarding appliances. Most buyers need cheaper out of pocket closing costs (& appliances) but are willing to mortgage the rest , which is your 'kept up high' home price.

I do not know the situation - - you make the decision.
