Concentrate on all the postives the house has,You don't have to talk constantly,leave gaps ,so the viewers have a moment or two ,to take it all in.Don't rush them,ask them if they have any questions,be honest !

first try not to be there when they view. if not possible then take a short walk. you want them to focus on the house not you. a lot of people are uncomfortable looking at homes when the owner is present.....don't know why but it is what it is.
just tell them that you are free to rome and step outside. also make sure it is spotless. take everything off the counters in the kitchen this helps a lot. and also look at the price make sure it is competitive. |

1st go through and pack up all your personal items, pictures, cards, notes, anything that reminds a buyer of you and your family. A buyer wants to buy a place that feels like his home, not yours.
As you will be moving anyway, start your packing now. Get rid of all the clutter, remove excess artwork, dishes, etc. Clean out your closets, basement and bathrooms.
Take a good look around, does anything look old & dated? Replace it, scrub it or paint it, make your home feel "newer".
And lastly, do NOT follow the lookers around your house. If you have most of your stuff packed up and in storage there is no reason for you to follow them. It makes the buyer feel funny and is a huge turnofff. Just make sure your valuables are locked up and let them roam freely. If they have questions they can come find you before they leave.

Give them free run of your home, dont follow them around and try to be a salesman. That is annoying as hell and will only keep them from looking at everything they want to. They cant feel comfortable opeing closets, cupboards etc... if you are following them like a lost puppy!!! |

Just be yourself...if your talking about what to say??..when your're showing people round, find that usally they ask alot of questions..just keep the conversation flowing thatw ay..also, theres soo much stuff on the tele too on selling techniques, how to make a small room appear big..its all to do with the way your're using colours too to decive the eye...lol, i think.

p.s dont the agent give you feed back on what the people think when theyve viewed your property?? |

Try not to say much. Just give them basic facts. Wait for them to ask you questions. Don't state the obvious, like this is the oven etc etc. Always let them look, and try your best to be quiet but polite.If you have a couple viewing with kids, tell them about the local schools, if you have a young couple, tell them where the town is / pubs are. If they have a dog, tell them where the park is. Hope this helps. Also, always tidy up. |

The most important thing is, if it's not already, paint all the walls cream so it gives people a blank canvas. Hide all clutter and make the house as sparse possible.
Also before a viewing make some fresh coffee, I don't know why but the smell of it entices a prospective buyer. I have done this twice and sold both houses first time.

Are you working with a licensed realtor or trying to sell FSBO? If you are using a realtor, which is very helpful in a sellers market, then he/she should be able to give you the professional advice.
If you are just looking for some tips on selling...one that works is to declutter your home and fix all the things that you are ok with but a new buyer would not necessarily want to live with.
Is your price too high relative to the competition?
Make your home show the best that you can for the price range ...remember you only have chance to make a great first impression!

It sounds like you are FSBO, so I'll assume you are. Have a trusted friend on family member walk through the home with prospective buyers, or just walk quietly behind and refer questions to a prepared flyer of information.
I'd suggest that you hire a stager to come look at your home and give you ideas of how to make it more marketable. Home stagers in my area typically charge $50 - $100 for the initial visit and an hourly charge for any subsequent visits.
And if you lock up when people view your home, you may be better off listing with a Realtor. |

Maybe a paint job might make it more saleable, keep the furniture etc to a minimal to show the space available, make sure the windows are crystal clear remove any outside mess that me be there, when people visit your home to view they already want to buy and you dont need to sell them anything its just the way you get them to make the purchase rather than actualy selling to them.
If you need a painter and close enough let me know also, if your a little shaky get someone else to show them around. Take a closer look at other property you are competing with and consider your price, its very easy to get sentimental about a property and attach a too high price.
We sold a flat in an emergency and found the buyer did the paperwork etc within 4 weeks. You could offer to pay for the purchaser to get the registery checks etc expressed making their purchase faster and kick the **** of the solicitor to deliver the paperwork to council etc by hand. |
