Mellow | Selling property, how tidy should it be? what should and shouldn’t be on display? |
I am trying to sell my flat and I’ve been told I have too many things in my flat. It is tidy but I have things like ornaments, boxes and extra things around my flat. When you sell property is it better to have a simple look with all clutter hidden away and the whole house to look simple and kept to a minimum. Or does it not matter and it makes no difference if you have lots of things on show??. As long as it’s clean and tidy I think are the most important things. |

Yes it's important to be clean and tidy but it would probably be advisable to clear away all of your trinkets and ornaments. Less items make the flat look bigger (this goes for furniture too) which is always a good thing. Additionally, the items may not be to somebody elses taste and thus put them off. Silly I know, because you are selling the flat not the items but first impressions and the feel of a property are very important to a buyer. Good luck |

We are house hunting at the moment and I always get suspicious when there is no clutter!!
As we have lots of clutter, I am just standing there thinking 'well, where on earth am I going to put this and that.' If you show that there is plenty of space for nick nacks, it can actually work in your favour. ! |

De clutter.
Some people have no imagination and can only see your things not their own things in your flat. Remove personal items. Make the flat appeal. People have to want to live your lifestyle, they won't if it is cluttered. People want the wow factor even if you're taking all the stuff with you.

our house was onl;y half finished when we put it on the market, one agent had it valued at 90, said if we finished decorating/renovating it could be 120, another agent said 125 in the condition it was in, and if we spent 10 thousand finishing everything off it would probably still only sell for 125, so we put it on for 125, within a week we had sold, for 125.
i guess the moral is that there are no 100% rules for anything as big as this.
if someone wants your house, they will get your house.
i suggest letting your own character and lifestyle show in your property, then you won't feel so awkward when talking to prospective buyers about the jobs which need doing.
ie, i haven't fixed the tap in the bathroom yet because it only went a couple of weeks back, and anyway i only clean my teeth over it and don't need the hot water, but it'll only cost about a tenner, i just haven't bothered. |

You want to rid the place of any unnecessary clutter. Why? Because clutter makes the place look too small for you, and will probably give the same impression to those who might consider buying it.
The notion for proper display is to make the place look livable, attractive, inviting, and spacious. If a potential buyer has to sidestep around all your clutter, you're not going to get very far in selling it. |

Spotlessly clean...otherwise viewers may think that if you can't be bothered to clean it, could you be bothered to maintain it properly.
People do not like to see ornaments or other personal effects. It's easier for them to imagine their stuff in the place if the surroundings are minimalist.
Don't forget they WILL open wardrobes and cupboards so don't shove things away just in case!
You should watch the housey programmes on tv they are full of selling hints and tips.

My sister is obsessed with house improvement programs and they all say that the less clutter the better. Pop it in boxes and put them away (understairs cupboard, under the bed etc). Essentially it makes the place look bigger and often lighter too. Good luck! |

The house need to be tidy rather than empty... Some personal items are ok as it makes the place look like a home. here are some tips...
Delightful Decor:
Touch up any scuffs and scrapes with a spot of fresh paint.
Clutter Free:
Help buyers visualise the space by de-cluttering your house.
Freshen Up:
Make sure your property smells fresh and clean. Banish any cigarette or pet smells, open windows and perhaps brew some fresh coffee.
Kerb Appeal:
First impressions count, so make sure that the front of your property looks inviting. Attractive pot plants and a weed-free garden can make all the difference.
Spring Clean:
Dust away those cobwebs, polish your furniture and clean your windows to give potential buyers a good first impression.
Fix it:
Make sure all those little jobs are done and dusted, like leaking taps or blown light bulbs - work in progress can send out the wrong message to potential buyers.
Accessorise:
Add those finishing touches with fresh flowers and lighting to create a welcoming atmosphere.
Depersonalise:
Buyers need to make their own personal connection with your home. Remember it's easier for visitor to visualise things working from a blank canvas. |
