You should buy the property which will make you happy. Balance your purchase with your needs, ability to pay for your purchase, and your desires for the purchase and the other things you want in life.

If you are not sure about that, and you want someone to tell you what to do: Buy a 3 bedroom, 2 bath, 2 car garage newer Concrete Block, Stuccoed house in a newer neighborhood. Make sure there is ample room between your house and your neighbor and buy a good quality lawn mower... you need the excercise. Find a new lover to help you pay the bills, but don't put his or her name on the title. Sell the house if the affair doesn't work out. 3 bedroom 2 bath homes are in the greatest demand.

Good Look in finding the right lover. Good houses are easy to find.

condo. stick built and mobile homes have NO resale value, and are not worth the $ you pay anyway.

There are some folks answering this question that don't know any thing about the term "stick built"

I believe the vast majority of the houses in the US are stick built. That is the conventional way of building a house.

Mobile homes tend to lose value over time. Condo's can be a risk if you don't know what you are doing. Some folks build cheap apartment style buildings and call them condos. The also tend to lose value over time.

A good upscale condo can be okay if there is a steady market for them. A lot of retired folks like them.

I like mobile homes personally - but don't buy one if it is in a park owned by ELS/MHC properties. With a mobile home you will have space rent to pay if you don't already own land and this company is terrible to work with.

mobile homes lose value easily. Now what you Could do, is have that mobile home converted into a modular home. That is when it no longer has the wheels under it, and it is permanently fixed to the ground. It is a lot safer than mobile, and will retain its value longer.

Generally speaking, a stick-built house will retain its value better or appreciate (go up) in value. Mobile homes always depreciate (go down) in value. Condos usually do not appreciate well, although there are some exceptions to that rule, depending on the area in which you live.

The way to get the best answer for your particular geographical area is to ask a couple of realtors.

A stick built house. I was told those are very sturdy.
A condo ... you're going to have to pay condo fees.
A mobile home .... a tornado might blow that away.
