If you can afford to purchase a home then you should, you would earn equity with your monthly payments and improve your finacial situation, where as with renting you are paying and in the end earning very little.

Rent! Not that its much of a question as I really doubt you will afford anything habitable on that sort of budget in London.

Indeed, there is a lot of concern about the state of the property market at the moment, with the first drops seen in years appearing - and suggestions that a big drop will come next May.

The worst thing you could do in this climate is stretch yourself needlessly, buy somewhere, and then see the market dip and be left with negative equity. This could ruin your finances for years...

They say its now much cheaper renting than covering mortgage costs anyway.

Rent, save money for a deposit, see what happens to the market in 2008, then make more of an informed decision in 2009.

You don't say how old you are, and I guess if you are very young, say between 18-24, I would say, why not rent for a while, because you'd be very young to have all the responsibilities of owning a property. Shared houses can be fun, and a cheaper option than renting a place just for you.

On the other hand, I have a friend who bought his own place when he was 20, and he owned it outright aged 40, which put him in a great position financially.

It can feel like a waste of money to rent, whereas buying is a good investment. But I guess it would depend too on whether you have any savings, and if not, if your parents would pay the deposit on a new property. It is so expensive to buy - and if you are looking to buy in the London area, even more so. There are all the legal expenses too.

I recently did some research and found that the cheapest house prices are in parts of Wales - which is very pretty, and much more affordable - but of course it depends on your circumstances and job etc.

Whatever you choose, I wish you luck.

well if the mortgage people look at ya finances , they will see you have a big loan, and may not wanna lend due to that.

ideally its better to buy, as renting your paying someone elses mortgage normally

22k isn't that much , sorry to say... mate and his girlfriend are on double that and they have to struggle.. so speak to someone at the bank, but if you get turned down, don't be suprised.. sad to say.

depends on how much you are willing to spend. I would rent until you have saved up a good bit of money then buy some place good quality.

Always better to buy if you can. The payment you make goes toward you owning and not line the pockets of a landlord. If you buy a flat you'll have income from the part you rent to help you make the payment.

depends how long your planning on staying put if its only for a couple of year ill advise on your part it will be better to rent becasue when you buy there are so many legal fees and fees that you have to pay, you will only ever make your money back on the house not the legal fees especially as recently the housing market value has started to plumet. id say itd be best to rent until you are sure of the location you want to live. the only way it will be of gain for you is if you were to stay in your house for 10 years or more. also with your debts your only taking on more! everything will be held against your house ie your debts

The sooner you get on the property ladder the better, renting is money down the toilet.

In years to come you'll thank me for this advise when your mortgage payments are less than renting the equivalent property
