Should I buy a townhouse now, or wait until I can afford a real house?
So pretty much, my wife and I want to move to Fowler but the only new houses available are either new track homes for $290,000+ by RJ Hill Homes or D.R. Horton's Townhomes that start in the $190,000, but they also have a quick move-in one for $155,000.

We can't really afford a mortgage payment over $1,000 right now so we're thinking the Townhomes are our only choice, but should we invest in a townhome or continue renting until we can afford an actual house?

There is not enough details to give you any advice.

Townhouse is not automatically worse or better than a "real house". It really depends on a lot of factors. HOA fees are often of better value than paying for all the items yourself separately if you have a house. Also, keep in mind that it's easier to rent a townhouse should you decide to keep it as a rental property later. For 1/2 the price, the townhouse may be a far better deal overall.

As far as rent vs. buy decision, there is not enough information. How much is the rent you are currently paying? What would be tax savings? Would you benefit from the new location? Only you can answer these questions.

Also, you shouldn't just buy what you can afford. Every purchase you make that is not in your "for fun" budget category should enhance your financial position, not create new liabilities.

Buy a townhouse! You might decide you like that better than a home.

Townhomes have association which handle the outdoor maintenance--- the lawn, the snow if you have it, etc. It's nice! You just drive home, pull in the garage, and don't have to worry about a thing.

I've lived in two condos and one house. I'm back in a condo now. I don't like mowing the lawn or shoveling, or any of that stuff, really. Not with what I do during the day.

Offer 15-20% lower than the developer is selling them for. Developers are dying right now because people aren't buying anything. You can score an awesome deal.

Don't feel bad making a lower offer. Right now, developers are just happy to get ANY offer!

Remember that when you purchase a townhome not only are you paying for the mortgage but for the HOA fees Homeowner's Association. I would suggest you to keep saving your money until you can afford a single home.

buy now while the market is down. if you want to move into a bigger home....great! but you will be in a much better position to do so if you get into the market while it is down. In a few years when it rebounds, you will have built a lot of equity which can help you purchase your bigger home.

Bottom line is....invest while the markets are down. it is the PERFECT time to buy...so getting into the housing market in any way is a good thing. dont rent and waste your money if you are in a position to buy.

townhouses increase in value just as homes do. however, prices keep dropping. so, i would wait till the economy stabizes but only you know when ur ready or not.

I think neighborhood is more important than house or town home. Look at cars and people in the area. Is is run down. Is there nice places to eat and stores close? Those are things I look at. Good luck.

I would say it depends on the housing market and rental market in your area. Compare how much you pay in rent with how much your mortgage payment would be.

Money that you spend on rent is money that is gone forever. If you are in a market where home prices are rising, buying is almost always a good idea. Even if home prices are only holding steady, the money you pay on a mortgage builds equity for you.

In many areas, home prices are in decline however, so get educated about your local market trends.

people are desperate to sell right now... if you can afford a townhouse, i would go for it.. renting is just a waste... now is the time to buy... so if you plan on being there a while it really doesn't matter what the economy is doing.. when the economy stabilizes is the time to sell..

and you don't even have to sell the townhouse if you move out for a house.. just rent it out to someone else..

Buy a small income property and YOU become the landlord... DUH! The benefits of Land-lordship are tremendous... you can get in with a 3% dn, FHA loan and depreciate the units you rent out, (income tax term).

It is taking on a part time job to be a landlord, but hey nothing is free in this life unless you're Haliburton then your cronies in the administration OK any slip-shod work you put out at the expense of the troops.....

You will have the benefits of home-ownership and a retirement vehicle all in one. When youre ready to settle into your "white picket fence", "leave it to beaver" dream home you may be able to borrow from your equity and purchase that dream home. never, never, never sell the rental units though......
Be very aggressive in making your offer cuz values will continue to dive, so you wanna get the best price up front.... and remember
