I may be relocating for a job that I will be in for roughly 18-24 months. Given the uncertaintly of the housing market, do you think I should buy a home or rent? I would hate to buy and the value of the house be less that what I paid for it in 18 months. for that short term, I would just rent. In the 18-24 months you might be paying to a mortgage, you could end up selling the house at the end and not be able to get enough out of it to pay off the mortgage and still have to make payments on it. I wouldn't purchase unless you know you are going to be there for a few years at least. we have been renting, but it doesn't effect our tax return, we still get a decent amount back come tax time. we were in our last place for 24 months and will be at our current place 24 months when our lease is up - then we will be buying our own home. |

You won't even recoup the cost of closings (multiple as in 2) in 18-24 months so that's a no brainer. Rent. |

RENT! I fully expect values to drop for another year to 18 months so the last thing you want is to try to sell your house in two years and it's worth $50,000 less than you paid for it. Unless you will keep it as an investment property and take in tenants when you leave, it's only smart to buy right now if you're in it for the long haul. |

Best bet is to rent because you will not be able to receive tax benenfits unless you have had the property for 5 yrs and have it as your primary residence for the past two years. |

If I was in your shoes, I would look around and buy a house.
Try to find one that is being sold by the owner.
The housing market is low now, and will get higher.
So instead of giving your money to a landlord, you could
make payments on the house...your house.
When you relocate, get a real estate agency to rent your home....they will make sure it is taken care of and you get
your rent to pay the mortgage, taxes etc.
That way you have an asset.......and when you want to sell....
sell it.....however normally prices of homes go up each year.
Should you decide to rent again, don't forget to get
renter insurance for the new place you rent.

It really depends on where you are planning on buying. Home prices in Washington State are stabilizing and, in many areas around the state, home values are still appreciating. Contact a Realtor in your area, they are educated on what's going on in your local market and will be able to lay the options out for you. It's a great time to buy right now but depending on your market, this might not be the best option for you as homes values are not appreciating as fast as they have been in the last couple years. Buying a home is the best investment one can make...weigh your options and decide accordingly.

I am a Realtor. You have to look at a bunch of things. First of all, it is the general consensus that homes will have stabilized by the time you get ready to sell. That is not a guarantee, but a educated guess from industry experts.
Interest rates are low again. So, getting into a home can be a really good deal.
Lastly, look at the type of home you can afford and the neighborhood it is in. Nice home in a good neighborhood will move faster than a average in an average neighborhood. You may also be able to find a steal that would almost guarantee a negative equity situation will not occur.
Avoid Condo's at all costs. They are way overbuilt in most parts of the country and builders have way to many in inventory.
We have one builder here in Florida that would give you a BMW 3 Series for buying one of their $145K condos.
Renting is just throwing money out the window. |
