Should I buy this house now?
We are a family that is sick of renting and would really like to buy a home but want to make a wise decision. One of the main reasons that renting is frustrating is we have a disabled child and there are few rentals in the best school area, and I would really like long term home I can customise for my child's special needs.
I live in southern utah, which the market went out of control in Jan 2005. The market is currently packed with short sales and is starting to get a steady share of foreclosures. The area with the best schools has the fewest foreclosures and is holding its value better then most areas.
I have followed a home for 7 months, through short sale, and foreclosure and now have an offer that has been accepted. It is 3300 sq ft, in very good condition, large lot for the area, best schools and I have gotten the house for 250k. The home had sold for 385k in 2006 and had approx 20k in upgrades done from 2006-2008.
My gut tells me with the extreme low wages of southern utah the maket has to fall further. Pre 2005 , you could buy a home for cash, plenty of homes were under 100k. Now there are a handfull in the upper 100's , in 2006 there was virtauly nothing under 250k.
Since I plan on being in the house for at least 10 years and it would really help our family stress level to be able to get a house set up better for our child, is it a wise decision to buy now?

We are very qualifed buyers, good down payment , credit, stable secure jobs so I can afford the home. I could actually afford more but with rising healthcare premiums, I do not want a large home payment.
I have been renting for a year and I spend 3 hours a day driving my kids to a from school since there are no rentals in the only good school area. My disabled child is frustrated since we can't make major changes to this rental.
Foreclosures in southern utah are very controlled (forget getting anything at auction) by a select group of realtors. It was very hard to even get an offer in (most sell before going to mls to friends).
My consideration is I could never build this house for 250k. There are no lots in area to build. the closest lots to build are 135k+, so I could not build 3300 custom sq ft for 115k. Yes lots could fall but most of southern utah is blm land so lots will always hold some value.

I didnt read all your babbling cause it has no effect on my descision. NEVER buy a home in a declining market. Are you going to buy a home today for $200000 that may be worth 180000 six months from now. DONT DO IT! Its not a buyers market like they tell you. RENT for now, save your money and plan for your future.

house prices have been (slowly) coming down but I don't think the prices will bottom out for a while yet.

I would check the average house price on the web over the next 6 months or more to guage it.

I think it's a good time to buy because the value of the house will increase when the economy improves. I also would consider purchasing a home at the local city hall auction. Many homes are foreclosed and being auctioned off for very little..something to consider.

I say, enjoy life, invest in the house you Need because if you wait for the right time, that time may never come. Live life for today as tomorrow is never promised and your child needs the home today. That's what's most important. I think it's a wise move economically and socially. Good luck!

I don't think anyone here is really a real estate expert, and even real estate experts don't know how much worse or better the housing market it going to get and how fast. 3300 sq ft is a large house, just make sure you can afford the bills (the heating and cooling, specifically), plus the mortgage/insurance/pmi/taxes/etc, just in case you are faced with a layoff, or decrease in salary.
Basically, I think buying something that is barely within your range of affordability might not be the best idea at this point (or any point), because of rising costs of living and decrease of salaries. I don't know your situation though, so I'm just generalizing.


Judging by the details you added, it sounds like you have it all worked out and you can afford it easily. It sounds like it would probably be a good move for your family.

According to everything you listed... BUY IT!! It is $74.00 more than your rent! You will save that in gas and piece of mind! Your child is worth the $74.00. I know that the market is in the tank, but you may never get this chance again if you wait! Do it!

It is a buyers market now but until the economic mess is cleared up, I'd wait. Something about the bailout I heard on the news is that the economy won't recover for two years. Assuming of course, that Congress passes it.

The first thing I would suggest is that you apply for a loan to see how much you qualify for. Second, are your jobs secure? What are your chances of being laid off?
I am a bit confused on one item. Did you buy a home or have you centered on one that you just have to have? If you have decided, you should go get it with the expectation that although the market may go down further, the house may not be available or abandoned and not kept in good condition.
The housing market is depressed and is expected to decline even further for as much as two years although I think it may start to turn around as early as next spring. As you have read in the papers and the news reports, financing is in big trouble hence the reason for looking for financing ahead of time.
What I would suggest if you are looking for a bargain is, if the home you want is available, offer to lease it with an option to buy. Be sure it is clear if the payments you make go towards the purchase or not. If the owner is motivated to get income from an empty home or eager to move to another location, he may actually be very eager to agree to it.
